RESIDENTIAL LEASE AGREEMENT (FURNISHED) This Lease Agreement is entered into between Landlord and Tenant on the date of signing. 1. Property The Landlord agrees to rent the furnished residential property located in Clarks Summit, PA ("Property") to the Tenant. 2. Lease Term The lease term shall be for (3), six (6), or (12) months beginning on move-in day and ending on the last day of the length agreed on. 3. Rent Tenant agrees to pay rent in the amount of $1,900 per month, due on the 1st or before the 5th day of each month. Rent shall be paid by agreed on method. If rent is not received within 5 days after the due date, a late fee of $75 will be assessed. An additional $10 per day may be charged thereafter until rent is paid in full, not to exceed the maximum allowed by Pennsylvania law. Late fees are considered additional rent and are due immediately upon notice. 4. Security Deposit Tenant shall pay a security deposit of $1,000 prior to move-in. The deposit is refundable within the time required by Pennsylvania law, less any deductions for damages beyond normal wear and tear. 5. Furnishings The Property is rented fully furnished. Tenant agrees to keep all furnishings in good condition and return them in the same condition at move-out, normal wear and tear excepted. 6. Utilities Tenant is responsible for electric and water. Trash and Internet/Wi-Fi is included in the rent. 7. Parking Tenant may park up to two (2) vehicles in the private driveway. 8. Garage The detached garage is not included in this lease and is reserved for Landlord storage. 9. Pets No pets are permitted on the Property at any time. 10.
