Upstairs unit, well maintained, off road parking just outside of quiet Denison Park. Water/ septic included, all other utilities are tenants responsibility. Have a little peace of mind with your own newer furnace and hot water heater for the apartment. Deposit before moving in includes first month's rent and security deposit. NO pets allowed. There will be a background and credit check along with a required proof of 3x income to rent (recent dated pay stubs).
Rent: The monthly rental amount for the leased premises is $925 per month due on the first of every month
Security Deposit and other Charges: Amount of $925 will be paid to landlord in order to ensure the tenant complies with all terms and conditions of the lease. 30 day notice prior to the 1st day of any month must be given.

No other persons shall occupy the Leased premises without the advanced written consent of the Landlord. The authorized occupants may only use the Leased premises for residential purposes and may not utilize the premises for commercial or business purposes.
Repairs: Tenant must take good care of the Leased Premises and all equipment and fixtures contained therein. Tenant is responsible and liable for all repairs, replacements, and damages caused by or required as a result of any acts or neglect of tenants, occupants, invitees or guests. If Tenant fails to make a needed repair or replacement, Landlord may do it and add the expenses to the rent.
Alterations: Tenant must get Landlords written approval for alterations. All Tenants installations and improvements shall become property of the Landlord when completed and paid for, and shall be surrendered as part of the Leased Premises at the end of the term.
Utilities/Services: Tenant is responsible for gas, electric, and garbage. Landlord is responsible for water/sewer. Corning uses blue bag system for garbage. Tenant is responsible for snow removal in front of entry.
Tenant agrees all smoke alarms and Carbon Monoxide detectors are in working condition.
Pets: none allowed
Quiet Enjoyment: If Tenant promptly pays the rent and obeys all of the terms of the lease, the Tenant may remain in and use the leased Premises without interference by Landlord.
