The main-level room is adjacent to a half bathroom, living room, kitchen, dining area, backyard access, and front entry. All utilities included (electric, gas, water, and cable).
Whole-house rental option: $2,500/month with a $1,500 security deposit.
Pet-friendly with a $500 non-refundable pet deposit.
Community pool and shopping within 2 miles.
LEASE ADDENDUM TERMS & CONDITIONS
Property: 1206 Summerfield Lane East, Creedmoor, NC 27522
Move-In Date: December 1, 2025
Applies to both ROOM RENTALS and WHOLE-HOUSE RENTALS
(All terms are identical unless explicitly distinguished below)
1. Rent Due Date & Payment Schedule
Room Rental: $1,000/month
Monthly: Due on the 1st of each month.
Weekly: $250/week (exactly $1,000 4 weeks).
Biweekly: $500 every two weeks (on Tenant's payday).
Tenant must select one schedule at signing and adhere to it.
Whole-House Rental: $2,500/month, due on the 1st. A late fee of $50 + $10/day applies after the 5th (or after scheduled weekly/biweekly due date). Non-payment by the 10th (or 5 days after weekly/biweekly due date) triggers eviction proceedings.
2. Utilities
Room Rental: All utilities (electric, gas, water, sewer, trash, cable, Wi-Fi) are included.
Whole-House Rental: Tenant is solely responsible for all utilities.
3. Lease Duration & Termination Available terms: 3, 6, 9, or 12 months starting December 1, 2025. Tenant must provide 60 days' written notice to vacate. Failure to give timely notice forfeits the entire security deposit.
4. Lease Renewal Deadline To renew, Tenant must return fully executed renewal paperwork AND complete a scheduled in-person or video-call discussion with Landlord no later than 30 days prior to lease expiration.
Multiple last-minute cancellations or changes (including rent payments) constitute grounds for denial of renewal.
If either requirement is not met by the 30-day deadline, Landlord will assume Tenant is vacating and will immediately list the property.
5. Showings During Final 30 Days Landlord may list and show the property starting 30 days prior to lease expiration (or earlier if renewal is denied).
Tenant receives minimum 48 hours' written notice (text/email).
Showings are non-reschedulable. Tenant must keep the home clean, safe, and accessible.
Failure to allow entry is a material breach and forfeits the security deposit.
6. Maintenance & Damages Routine maintenance is Landlord's responsibility. All damage caused by Tenant, guests, or pets (stains, burns, scratches, holes, appliance misuse, etc.) is Tenant's full financial responsibility. RENTERS INSURANCE IS MANDATORY for both room and whole-house tenants:
Minimum $100,000 liability coverage naming Shakema Destin as additional insured.
Proof required at lease signing and upon renewal.
7. Pets Permitted with a $500 non-refundable pet deposit. Tenant is liable for all pet-related damages exceeding the deposit (cleaning, odor removal, repairs).
8. Occupancy Limits Only persons named on the lease may reside. Overnight guests limited to 3 consecutive nights; longer stays require written Landlord approval.
9. Furnishings Home is fully furnished. Tenant may bring only brand-new mattresses (receipt required). Furniture removal requires written Landlord consent and is at Tenant's expense.
10. House Rules
No large gatherings or loud parties. Quiet hours: 10:00 PM 7:00 AM.
No parking on grass (towing at owner's expense).
No smoking inside or within 25 feet of the home.

12. Breach & Remedies Any violation of paragraphs 1 15 is a material breach. Landlord may: (a) issue a 3-day cure-or-quit notice, (b) retain the full security deposit, (c) pursue eviction and recover all costs, including attorney fees.
13. Whole-House Rental Option Available at $2,500/month with $1,500 security deposit. All other terms apply.
14. Governing Law Governed by North Carolina General Statutes Chapter 42. Venue: Granville County.
15. Insurance Requirement (MANDATORY FOR ALL TENANTS) Tenant must provide proof of renters insurance within 5 days of lease execution. Failure to obtain or maintain coverage is a material breach and grounds for immediate termination. Landlord is not liable for Tenant's personal property.
