This is ideal for people visiting family or working in the area for an extended period of time but not for long-term tenants.
This apartment boasts a large 1 bedroom with 2 queen beds. Step inside this beautiful and quaint property, where you'll find all the comforts of home. With amenities like laundry, community pool, AC, hair dryer, iron, and WiFi. All utilities are included. The unit is in the larger home but has a private door entrance on the side of the house. The property is a few minutes from the Emerson Sports Entertainment Complex at Lakepoint.
This property has a separate entrance, is private, and is locked out from the main house for privacy. This property features a fully stocked kitchen with everything you need to prepare meals. It also has a nice sitting area with a couch, and a full island for cooking meals. It has not 1, but 2 cooking ranges. One with an oven and the other on the countertop of the kitchenette. You also have a combination washer and dryer in the kitchen for small loads. There are two ROKU TVs that have all the latest streaming services installed, just bring your account and login. The bedroom is oversized and has a HUGE walk-in closet. Both beds are queen-sized and have very comfortable foam mattresses. We stock a Keurig coffee machine. An iron and ironing board are also available. All our properties are cleaned using natural products with no harsh chemicals. No pets, please.
There is no on-street parking as it is a violation of HOA rules. If you need more parking, we can arrange for an extra spot at the clubhouse. We have only one space for a vehicle.

NEIGHBORHOOD DECORUM: Occupancy limits are strictly enforced for the property. Please use ONLY the identified parking places for this property. Please do NOT disrespect the neighbors by knocking on their doors and asking for supplies, car rides, or any of their resources. The unit you are staying in happens to be in their community but they are not on vacation this is where they live and want to come and go in peace and be left alone. ONLY people who are listed on the guest list are allowed on the property overnight. Do NOT block other people's doors with your luggage or any other paraphernalia. We understand most of our guests don't need to be told these things but a few previous guests have made it necessary to spell-it-out. Any violation will result in the termination of the guest's booking immediately with no refund. If arriving or returning between 9 PM and 8 AM (quiet time), please do not talk loud as this can disturb the residents who live in the surrounding apartments or homes.
GUEST VERIFICATION: The host may conduct a random identity verification to protect both the host and guest from identity theft and illegal activities. If selected, you'll receive a link to our portal. There is no cost to you, and the process takes less than five minutes, so please complete it as soon as possible before your arrival.
SECURITY EQUIPMENT: Guests must not tamper with or disable indoor or outdoor security equipment. Doing so will have your stay terminated immediately with no refund.
HOLDOVER TENANTS: Many refer to this as squatting but in Georgia, it's referred to as "holdover tenants," or previous tenants who no longer have the right to live in the property. In the event of a "Holdover Tenant", M&T Hospitality Solutions will have the occupiers arrested and prosecuted for corporate revenue theft under Georgia laws and eviction will take place. Being a holdover tenant is no different than burglary, or theft of property.
CRIMINAL AND ELICIT ACTIVITIES: There are to be no firearms on the premises whether in the Airbnb Unit, the guest's car, or on your person (except for law enforcement), and no drugs. There is to be NO elicit business transactions or activities including but not limited to drug production or sales, prostitution, filming (social media, online live events, pornographic material, movies etc), drug, and sex-related parties. The host will terminate the guest's booking immediately with no refund.
INDECENT EXPOSURE: Any guest who opens the doors and is indecently exposed (naked) or is wearing a towel will have their stay terminated immediately with no refund.
SHARING ACCESS CODES: This is a strict violation of the house rules. Only DECLARED guests can have access to the property. If it is determined that access codes have been shared by our security team, your stay will immediately be terminated with no refund.
BOOKING ALTERATIONS POLICY: A guest may alter their booking to include additional days before or during the booking dates. However, we do not allow alterations to the bookings if the guest would like to leave early. Once the guest begins their stay, it is very difficult for the host to backfill the dates on short notice.
PARTIES: Parties of ANY kind are strictly prohibited! This includes inviting over people who are not listed on the property without specific permission from M&T Hospitality Solutions. The property is ONLY for declared guests. In addition, there is to be no loud music of any kind on the property. THIS PROPERTY IS EQUIPPED WITH DECIBEL DETECTION EQUIPMENT. Any sounds over 75db will alert the host. This is roughly the sound of a loud vacuum cleaner. Video surveillance provides proof of activities including undeclared visitors and excessive food deliveries that will be provided to the rental platform to indicate a party is in progress. If a party is taking place, the host will terminate the guest's booking immediately with no refund.
ANIMALS (INCLUDING SERVICE ANIMALS): This property is a shared HVAC system; the host has a lock-out personal space in the home. Members of the family have medical issues that animals can/will/do cause serious health-related problems, so we are not able to accommodate animals.
SMOKING: Absolutely NO SMOKING (Tobacco & Marijuana etc.) or VAPING in or outside the property. Smoking inside the property will result in additional fees and termination of the booking. Read the FEEs section for more details. THIS PROPERTY IS EQUIPPED WITH SMOKING (NOT JUST SMOKE) DETECTION EQUIPMENT. Any smoking will result in an alert sent to the host. Any violation will result in the termination of the guest's booking immediately with no refund.
FIREWORKS: The use of fireworks is strictly prohibited on the property or on the surrounding streets. Use of these will constitute immediate termination of your booking with no refund.
SELF-CHECK-IN PROPERTY: This is a self-check-in property. The guest certifies that they can follow instructions that the platform rental company provides in either the house manual or the guest's check-in guide. The guest agrees to not contact Airbnb or the host before reading the self-check-in instructions sent prior to the guest's arrival on the platform messenger app.
MID-TERM STAYS: For mid-term stays (more than 1-6 months) the host does require background checks if the guest plans to stay with a multiple-month commitment. The guest can book 1 month at a time without a background check however it will mean that the calendar will remain open after the guest term as others will have instant book capability. During the month, after the 15th of the month, the guest can elect to stay another 30 days if the calendar is open.
However, if the guest would like to stay for 2-3 months on a mid-term commitment, please inform the Host ahead of time in the form of an "Inquiry" and arrangements can be made for background checks (criminal and Financial). These background checks are the responsibility of the guest to pay but the host will arrange for them.
For 2-3 month stays, the host does require that the full-term payment be made upfront to Airbnb. Airbnb does not pay the host immediately but will disperse funds monthly for the term of the stay, so the guest funds are secure. All mid-term stays are still subject to the house rules.
The host does not allow long-term stays but mid-terms can be renewed after 3 months at the hosts' discretion. Host my elect to provide special colored linens for guests with stays over 30 days.
LINENS: Linens should only be used for personal bathing or sleeping. Please refrain from using our white linens to clean up spills, clean footwear, or remove makeup. If the linens are stained and can not be removed, the guest will be charged $40 to replace damaged items.
CRIMINAL BACKGROUND CHECKS: Some of the building owners may require criminal background checks. If required, guests will be sent a form to be completed before check-in. This may or may not be at the guest's expense. If the guest does not pass the background check, the host reserves the right to cancel the reservation and we will award a refund based on our strict policy. Self-check-in is not available for properties that require background checks. Data submitted for background checks will be secured or destroyed upon completion of the background check by building management.
RETALIATION: Guests agree that their booking is in goodwill with your host. Guest agrees to not damage your host's property or business because of dissatisfaction with rulings by Airbnb or your host's experience. This includes any violation of house rules or guest losing a resolution dispute. Guests will waive their right to a trial if the host sues the guest. If the host sues the guest, the guest agrees to pay all court costs.
ADDITIONAL UNDECLARED GUESTS (OCCUPANTS): There is a strict occupancy limit on this property. Additional charges are required for occupants over the limit. See the listing details. If the host sees people entering the property on security footage and not leaving, the guest will at a minimum be charged for the extra guests, and at worst the host reserves the right to terminate the stay.
REMEDIATION OF PROPERTY COMPLAINT: After reporting the issue to the host or Airbnb, the guest agrees to make the property available for the host to remediate any problems. The guest agrees to allow the host (or their representatives) to come in at any time to rectify the problem.
LOCAL LAWS: Any criminal activity will be reported to the rental platform and local or state authorities. The host will terminate the reservation immediately. All charges for the reservation will be due to the host.
DOMESTIC VIOLENCE: If there is suspected domestic violence on the property, the host will immediately terminate the reservation. Guests will be asked to leave the property. All charges for the reservation will be due to the host. Perpetrators may also be subject to prosecution under local laws if the police are called. This is a strict violation of the house rules.
INTERNET USAGE: Business and causal usage are acceptable. Guests cannot use the property's internet access for illegal activities, malware replication, file sharing, crypto mining, and electronic service hosting. Violations will cause the reservation to be canceled immediately and all charges are due.
PROPERTY MAINTENANCE: We regard the operation of our properties as the highest priority to ensure our guests have an acceptable experience. We have scheduled maintenance in all our properties on Fridays and Mondays. All guests are expected to allow our team access to the properties during normal scheduled times and when emergencies arise. M&T Hospitality Solutions will give the day in which your unit will have scheduled maintenance. Our typical Window is between 9-12PM however pest control does not provide us a window. Maintenance tasks include changing pest control, blown lights, replacing batteries in the digital locks, checking for water leaks, etc. Please report all emergencies to us immediately. We will coordinate with property management if required.
MISCELLANEOUS: All guests staying on the premises must be declared on the reservation. Residents must communicate with the host before renting.
No fireworks on the property or in the neighborhood.
It is REQUIRED that the guest and their declared occupants carry renters' insurance to protect their valuables in the event of a natural disaster or fire on the property.
No burning of candles.
The host expects that the guest will leave the property in a tidy condition when they check out.
All M&T Hospitality Solutions properties have video surveillance enabled around the property. Parties or excessive deliveries and undeclared visitors are recorded.
Guests must provide a working phone number that the host can use to contact the guest. The number must be listed in the guest's profile. Violations of this can result in the cancelation of the reservation.
We ask that guests refrain from cooking foods that are very strong in odor such as Garlic onions or oil-fried foods like fish. These stick to the furnishings, walls, and drapery and leave a lasting odor that is very difficult to remove. See the "Excessively Dirty Property" section of FEES below.
We use automation to create access codes for the properties. However, automation at times is not perfect. If you have an issue with access, please call us or message us on the platform app. We will get back you ASAP.
All furnishings MUST be kept in the unit. No chairs are allowed on the porch, patio or deck unless there is outdoor furniture already in these spaces.
You agree when access or maintenance problems arise, you will allow our team into the property to rectify the issue reported.
WAIVER: By agreeing to these house rules, guests waive the right to sue the property owner for loss of valuables, damage to vehicles, inadvertent personal injuries in the property, guests being assaulted by listed guests or undeclared guests. The guest will not file a frivolous lawsuit against the host nor sue the host's insurance policy.
