This rental agreement is an 11-month lease. After that point, the rental agreement will become a month-to-month lease or a new lease will be drafted and signed.
Water service is shared between the two units in the duplex and is not separately metered. Therefore, the total monthly water bill will be divided between the two units based on the number of occupants aged 2 years and older residing in each unit.
Each unit's share of the water bill will be calculated by dividing the number of qualifying occupants in that unit by the total number of qualifying occupants in both units.
Tenants must notify the landlord in writing of any changes in occupancy (including the addition or removal of any resident aged 2 or older) within 7 days of the change. Failure to provide timely updates may result in adjustments to past utility charges.
Water bill payments are due on the 1st day of the following month after the bill is issued.
Garbage bill will be issued bi-monthly and will be split evenly between upstairs and downstairs tenants. Tenant is responsible for moving garbage cans to the street.
The tenant is responsible for setting up and an account with the electricity company and paying for electricity.
There is no smoking allowed on the property. No use or sale of marijuana or illegal drugs is allowed on the property. Failure to abide by this policy could result in termination of the rental agreement.
There is one storage shed available for each rental unit. The yard spaces are shared spaces, and tenants are responsible for keeping their personal items put away and out of common areas.
Tenant is responsible for all landscaping and yard maintenance. Changes to the landscaping must be approved in writing by the landlord, except for planting decorative flowers/vegetable plants.
The downstairs tenants are permitted to occupy two parking spots in the back parking lot. The other parking spot is reserved for the upstairs tenants.
