Smoking is allowed only in designated outdoor areas, specifically on the porch. All cigarette butts must be disposed of in the designated container provided. 2. Pet Waste: All pet waste must be cleaned up and disposed of on the same day in the renter's designated trash can. Failure to dispose of pet waste promptly may result in additional cleaning fees. 3. Property Inspections: The property owner reserves the right to conduct inspections to assess property condition and for general maintenance. Inspections will be scheduled with advance notice and will occur in the presence of the tenant whenever possible. 4. Parking: The rental unit includes two designated parking spaces exclusively for tenant use. These spaces must accommodate all vehicles, including any non-operational vehicles. No additional parking is permitted beyond the two allocated spaces. 5. Air Conditioning Usage: To manage utility costs, the A/C unit should not be set to a temperature below 72 degrees. The landlord reserves the right to adjust the A/C settings as necessary to maintain reasonable utility usage, as utilities are included in the rental agreement. 6. Guest Policy: Maximum of two adults allowed on the lease. Non-lease guests are permitted to stay up to two consecutive days or a total of six times per month, provided landlord approval is obtained for extended stays. 7. Rental Payment: Rent payments should be made via Zelle to ensure secure and timely transactions. 8. Trash Disposal: Tenants are responsible for disposing of their trash in the designated area. Trash should not accumulate inside or outside the rental unit. 9. Utilities: Utilities (lights, water, lawn maintenance) are included in the rent. Excessive utility usage beyond normal expectations may result in additional fees or the requirement for the tenant to cover overages. 10. Temperature Control: The A/C thermostat is set up with a smart control system, allowing both tenant and landlord to monitor and adjust as necessary. 11. Quiet Hours: Quiet hours are in effect from 10:00 PM to 7:00 AM. Tenants are asked to keep noise levels respectful, particularly in shared or outdoor spaces. 12. Alterations: Tenants are not permitted to paint, make structural changes, or modify fixtures within the rental unit without prior written permission from the landlord. 13. Rental Insurance: Rental insurance is preferred. If the tenant does not provide proof of rental insurance, a security deposit may be required.
