Monthly Rent is $1,800 due on the 1st day of each month, via Venmo, Zelle, check, or direct deposit. Late Fee: $50 if rent is not received within 5 days of the due date. Tenant shall pay a security deposit of $1,800 upon signing this Agreement. Tenant agrees to return all items in the same condition, ordinary wear and tear excepted. Tenant must keep the premises clean and sanitary. Tenant shall not make alterations (painting, construction, etc.) without Landlord's written approval. Tenant must notify Landlord promptly of needed repairs. No smoking inside the unit. Pets: Allowed with written approval and additional deposit Tenant is permitted to park in designated area near basement entrance. No inoperable vehicles or repairs on premises. Tenant may use the bonfire pit, grills, patio, trampoline, and yard with the following conditions: Use at Tenant's own risk. Clean up after use. No fires left unattended. Quiet hours apply from 10:00 PM - 7:00 AM daily. Tenant shall not disturb Landlord, neighbors, or create excessive noise. Tenant to agree to HOA rules Landlord may enter the unit with at least 24 hours' notice for inspections, repairs, or showings. In emergencies, no notice is required. Tenant is encouraged to carry renter's insurance. Either party may terminate this Agreement with 30 days' written notice. Upon move-out, Tenant must return all keys and leave the unit in good condition. This Agreement shall be governed by and construed in accordance with the laws of the State of Utah.
