Rent is $2900 per month, plus a $450 non-refundable pet deposit (if applicable). This immaculately maintained, freshly updated, one-of-a-kind, unfurnished home won't last long! The renter must comply with all covenants, bylaws, and rules of the community. The renter has full access to the community's two pools, gym, clubhouse, walking trails, and fishing lake. The landlord is not responsible for any damage to, loss of, or theft of the renter's personal belongings (or those of their guests) in or around the property. The renter is encouraged (but not required) to obtain renters insurance to cover their personal property and liability. The landlord's insurance covers only the structure of the property, not the renter's or guests' personal belongings. The renter must sign a separate waiver of liability for use of the private pool. Use of the private pool is entirely at the renter's own risk. The maximum number of people allowed in the pool at any time is 12. Any damage to the pool or associated equipment must be reported to the landlord within 24 hours. Failure to report will make the renter fully responsible for the cost of repairs or replacement. Only the landlord or the landlord's authorized agents may service or repair pool equipment. The renter is strictly prohibited from attempting to repair, service, or "fix" the pool or its equipment. The landlord will provide: Pool maintenance Front yard maintenance Dedicated fiber internet Security system monitoring and services All security cameras and related equipment must remain intact and in working order. Any damage or tampering (beyond normal wear and tear) will result in a charge of $1,500 to the renter for repair or replacement. Only one small dog is permitted on the premises. No cats or other animals are allowed without prior written permission from the landlord. If an unauthorized pet is kept on the premises, the renter will be charged an additional $450 per month for each month the violation continues. All vehicles must be parked in the designated garage or driveway areas only. No overnight parking is allowed on the curb or street. Renter is reasonable for transferring electrical and gas services into their names within 15 days of occupying the property. Tenant is responsible for acquiring all necessary permits from the City of Flowood in a timely manner to secure transfer of utility services (if applicable). Rent of $2800 is due on the first of each month via check or EFT. After the 1st of each month, a 10% fee is charged. After the 15th of the month a 20% fee is charged. 30 days will render this agreement terminated. Garbage pickup is provided weekly on Tuesdays and Fridays. The renter must remove all trash from the property daily and ensure it is properly placed for collection. Trash must not accumulate on the property. The renter is responsible for keeping the interior and exterior of the property (including front and back yards) neat, clean, and free of debris or trash at all times. If debris or trash is not cleared within 24 hours of discovery/notification, the renter will be charged for any necessary cleanup or repair fees. The renter must prevent pest accumulation. Any pest issue must be reported to the landlord in writing within 24 hours of discovery. The renter must notify the landlord immediately of any utility issues (e.g., electrical, plumbing, appliances) and must not attempt to repair or resolve them independently. Any damage caused by the renter's unauthorized attempts will be charged to the renter at the cost of repair or replacement. The renter may not replace, alter, paint, or add any fixtures, decor, or paint the interior without the landlord's prior written permission. Violations will result in the renter being charged for the cost to restore the property to its original condition. All other terms, conditions, covenants, and bylaws outlined in the full lease agreement and community documents are fully enforceable. The renter will receive copies of the community bylaws and covenants upon occupancy.
