PLEASE READ FULLY BEFORE INQUIRING - 2BR, 1.5 Bath townhome in south Fort Collins. This property was renovated in 2011 and my wife and I have lived there until May of 2015. It has been well taken care of. It has upstairs laundry, jack and jill bathroom, and single stall detached garage (although it is only 10 ft from the entrance) along with cross-street parking. I will be replacing the carpet on the main level with luxury vinyl plank flooring prior to move in IMPORTANT: This is a 2 unit town-home. The basement is a separate unit and is currently rented to a very respectful occupant that has signed a lease through August 31, 2025. Both units have a separate entrance (share the main door then separate doors see floor plans for clarification). Any prospective renters must be respectful of the fact that there is someone in the unit below them. You will be responsible for ALL household utilities. See picture for a list of my utility bills for the last year I lived there. Reasonably speaking, the only bill that will be higher with the basement renter is the electric, which I would say equates to about an extra $30-$40/mo. The water has always been the minimum, around $50/mo, and the gas/heat needs to be on regardless of people in the basement or not. *Note that my bills were considerably higher than average as I worked form home and rant the AC through the summer cause of allergies. There is also a community pool/rec area that you can use however you must pay a one-time household fee to the HOA for a summer pass. I think its about 250?. An additional $25/day fee will be assessed for rent paid after the 1st of the month. Rental application will be required with references as well as a background-check prior to signing. There is no upfront fee to apply, however, there will be a $50/person application fee, but I will only charge that to the person who I intend to rent to. *I apologize about the quality of the pictures some of them were taken prior to move out and others were taken when the place was empty.
