A 2-day grace period is allowed, but after the 3rd day, a late payment may result in a Notice to Vacate as permitted by law. 2. Guests & Occupancy This room is for one person only unless otherwise approved. Occasional overnight guests are fine (up to 2 nights in a 7 day period), but recurring or long-term stays are not permitted. 3. Maintenance & Repairs to your private space Tenant covers the first $150 of any repair or maintenance issue. For anything that costs between $150 and $1000, the cost will be split 50/50 with the landlord.
