Addendum: House Rules & Tenant Responsibilities
1. Rent
Rent is due on the first (1st) day of each calendar month. A two (2) day grace period is permitted;
however, any rent not received by the third (3rd) day of the month may result in a Notice to Vacate in
accordance with applicable law.
2. Guests and Occupancy
This lease applies to the entire home. Daytime guests are permitted for visits not exceeding five (5)
consecutive hours. Overnight guests are limited to one (1) night within any seven (7) day period. Any
recurring, extended, or unapproved guest stays shall be considered a violation of the lease and may result
in immediate termination of tenancy.
3. Maintenance and Repairs
Tenant shall be responsible for the first $150 of any repair or maintenance expense. For repairs or
maintenance costs exceeding $150 but not more than $3,000, the expense shall be shared equally
(50/50) between Landlord and Tenant. Tenant is responsible for routine upkeep, including replacing light
bulbs, air filters, and maintaining cleanliness inside and outside the property.
4. Inspections and Reporting Responsibilities
The Landlord reserves the right to access and inspect the property, including all areas of the home, at
minimum once per calendar month, with reasonable advance notice provided to the Tenant. These
inspections are intended to ensure the property is being properly maintained and to identify any
maintenance or safety concerns. The Landlord may personally conduct such inspections or may designate
a qualified representative, contractor, or property manager to perform the inspection on her behalf. The
Tenant is required to report any maintenance, damage, or safety issues within twenty-four (24) hours of
discovery. Failure to report such issues in a timely manner may result in the Tenant being held fully
responsible for the cost of any resulting damage, repairs, or associated expenses.
5. Yard and Outdoor Areas
Tenant agrees to maintain the general appearance and cleanliness of the yard and exterior areas,
including mowing, weeding, and trash management to keep the property presentable.
6. Appliances and Fixtures
Tenant is responsible for keeping all areas of the home, including kitchen and laundry, clean and in good
working order. Damage or misuse may result in charges to the Tenant.
7. Noise and Conduct
Tenant shall act in a courteous and considerate manner at all times. Loud music, disruptive behavior, or
parties that disturb neighbors are strictly prohibited. Tenant must comply with all local noise ordinances.
8. Personal Property and Liability
No rental or property insurance is provided by the Landlord to cover the Tenant's personal belongings.
The Tenant occupies and uses the property at their own risk. The Landlord shall not be liable for loss,
theft, or damage to personal property or for any injury to the Tenant or guests while on the premises.
9. Violations and Enforcement
Any violation of the lease or house rules including non-payment of rent, property damage, unauthorized
occupants, or disruptive conduct constitutes a material breach of the agreement. The Landlord may
issue an immediate Notice to Vacate in accordance with applicable law. In such cases, the security
deposit will be forfeited, and no portion of prepaid rent will be refunded.
10. Septic System Use
The Tenant acknowledges that the property operates on a septic system. Only human waste and standard
toilet paper may be flushed down the toilets. No sanitary products, wipes (including those labeled
'flushable'), paper towels, grease, food waste, chemicals, or other non-biodegradable materials may be
introduced into the plumbing or drainage system. If a blockage, backup, or required septic pumping occurs
as a result of the Tenant or their guests disposing of prohibited materials, the Tenant shall be fully
responsible for all related costs, including pumping, cleaning, repair, or replacement of affected
components.
