1. General Conduct
Treat the property and neighbors with respect at all times.
No illegal activities are permitted on or near the property.
No harassment, threats, or disruptive behavior will be tolerated.
2. Occupancy
Only the individuals listed in the lease agreement may reside at the property.
Guests staying longer than 5 consecutive nights or 5 nights per month must be approved in writing.
Subletting or short-term rentals (e.g., Airbnb) are strictly prohibited without written consent.
3. Cleanliness & Maintenance
Maintain cleanliness in all areas of the property.
Report maintenance issues or damage promptly.
Do not alter or paint walls, install fixtures, or make modifications without written approval.
Garbage and recycling must be disposed of in designated bins and put out on the correct days.
4. Noise & Disturbance
Quiet hours are from 9:00 PM to 9:00 AM.
No excessive noise, loud music, or disruptive gatherings at any time.
5. Pets
Pets are not allowed.
6. Smoking & Fire Hazards
Smoking is allowed only outdoors.
No open flames, candles, or incense indoors.
Space heaters and extension cords must be used safely and per code.
7. Parking
Use only assigned parking spaces. Do not block driveways or fire lanes.
No inoperable or unregistered vehicles may be stored on the premises.
No vehicle repairs or oil changes on the property.
8. Utilities & Energy Use
Utilities Included in rent: Heat/AC, Electric, Water, Garbage pick-up,1 gigabit Wifi, Streaming.
Use water and electricity responsibly to avoid waste.
Notify the landlord of unusually high utility usage or suspected leaks.
9. Security
Lock all doors and windows when leaving the property.
Do not duplicate or share keys without permission.
10. Alterations & Decorations
No painting, wallpapering, or drilling into walls without approval.
Use only removable hooks and adhesives for hanging decorations.
Holiday decorations must be removed within [X] days after the holiday.
11. Inspections & Access
The landlord may enter the property with proper notice (typically 24 hours) for repairs, inspections, or emergencies.
Do not deny access during a scheduled visit unless previously rescheduled.
12. Garbage & Recycling
Trash must be bagged and placed in bins.
Recycling must be sorted properly per local regulations.
Do not leave garbage outside or in common areas.
14. Move-In / Move-Out Procedures
A walkthrough inspection will be conducted at move-in and move-out.
The property must be returned in the same condition as received, minus normal wear and tear.
15. Penalties for Rule Violations
Repeated or serious violations may result in warnings, fines, or eviction.
Damages caused by the tenant or their guests will be charged to the tenant.
