    ROOM FOR RENT - House shared with two housemates. This room rental is a perfect option for a professional on a short-term assignment in the Gilbert/Chandler area. There is a private furnished bedroom and private bathroom for the tenant. You'll be sharing the home with two working professionals and their two small, well-behaved dachshunds. While we're dog lovers ourselves, our pups prefer not to share their space so no additional pets are allowed at this time. Welcome to our beautifully designed home located in the prestigious Seville Golf & Country Club community in Gilbert, Arizona. This spacious 4-bedroom, 3.5-bath residence offers a warm and welcoming environment, perfect for comfortable living and relaxing at the end of a busy day. Premises Landlord agrees to rent to Tenant one (1) private bedroom and private bathroom located at the above address. Tenant will also have shared access to the common areas of the home, including the kitchen, living spaces, and laundry facilities. The property is occupied by two adult professionals, with whom Tenant will share these common areas. 2. Term This is a month-to-month lease agreement. Either party may terminate the lease by providing 30 days' written notice. 3. Rent Monthly rent shall be $1,500.00, due on the 1st day of each month. Rent includes all utilities (electricity, water, gas, trash, internet, and HOA dues). Rent not received within five (5) days of the due date will be subject to a late fee of $50. 4. Move-In Costs Tenant shall pay the following amounts at the time of lease signing: First Month's Rent: $1,500.00 Refundable Security Deposit: $1,500.00 Non-Refundable Cleaning Deposit: $200.00 Total Due at Signing: $3,200.00 5. House Rules & Restrictions No Additional pets are allowed on the premises at any time. No Smoking of any kind is permitted inside or anywhere on the property. No On-Street Parking is allowed at any time. Tenant is permitted to park on the property. The property is governed by an HOA that issues fines for street parking. Any parking violation fines incurred by the Tenant will be the sole responsibility of the Tenant to pay. Continued violations may result in termination of this Agreement. Tenant agrees to maintain cleanliness and respect for shared areas. Tenant will be responsible for the cleanliness of their bedroom and bathroom. 6. Security Deposit The security deposit is refundable upon move-out, less any damages beyond normal wear and tear or unpaid rent. The Landlord will return the deposit within 14 days of move-out, along with an itemized list of deductions, if any. 7. Room is furnished, however tenant will need to provide their own bedding such as sheets, blankets, bedcovering, and towels for their bathroom. Tenant will be responsible for all of their own toiletries for their bathroom. Tenant will be responsible for all cleaning supplies for their bathroom and bedroom. Laundry room is available tenant to supply all of their own laundry supplies.
