• 1. Property Care Tenant agrees to treat the property with respect and to avoid any intentional or negligent damage. Any damage to the property, its fixtures, or appliances may result in repair charges and forfeiture of the security deposit. 2. Theft Theft of any kind, including property belonging to the landlord, other tenants, or guests, will result in immediate eviction and forfeiture of the security deposit. 3. Smoking & Vaping Smoking of any kind is strictly prohibited inside the home. Vaping is allowed only in designated areas as determined by the landlord. 4. Drugs & Alcohol No illegal drugs of any kind are permitted on the premises. No alcohol is allowed on the property. Any violation will result in lease termination and forfeiture of the security deposit. 5. Guests & Overnight Stays No overnight visitors without prior written permission from the landlord. No parties, large gatherings, or social events are allowed on the property. 6. Noise Tenant must keep noise to a reasonable level at all times. Quiet hours are from 10 PM to 7 AM. Loud music, shouting, or disturbances affecting neighbors or other residents are prohibited. 7. Pets & Cleanliness Tenant is responsible for cleaning up after themselves at all times. Pets, if allowed, must be under tenant control, and the tenant must clean up after them. Pet damage may result in repair charges and security deposit forfeiture. 8. Conduct & Legal Compliance Tenant agrees not to engage in any illegal activity on the premises. Violation of any federal, state, or local law may result in immediate lease termination and forfeiture of the security deposit. 9. Filming & Content Creation No filming, photography, or content creation is allowed on the property without landlord approval. This includes all social media, YouTube, TikTok, or other platforms. Recording other tenants or landlord property is strictly prohibited. 10. Common Areas Tenant must keep common areas clean and use them respectfully. Personal belongings should not block walkways or shared spaces. 11. Landlord Access Landlord may enter the property with proper notice as required by Texas law for inspections, repairs, or emergencies. 12. Security Deposit The security deposit may be forfeited immediately if the tenant engages in illegal activity, theft, or causes damage to the property. Other damages or lease violations may also result in deductions from the security deposit. 13. Criminal background Those with a felony background will be denied
