- Repairs handled according to Oregon law and this agreement
- No alterations without written approval
- Emergency issues must be reported immediately

- Periodic inspections with proper notice

RULES & POLICIES
Pets
-Allowed only with approval, deposit, and monthly pet rent. Tenant responsible for all pet related damages.

No smoking or vaping inside the home, garage, or within 10 feet of the property.
-General Conduct: Tenants must keep outdoor areas clean and follow all posted or communicated guidelines.
MOVE OUT REQUIREMENTS
- 30 day written notice required
- Home must be returned clean and move in ready
- Remove all trash and personal items
- Return all keys (mail key and side garage door key) and garage door remote
- Complete or decline a walk-through
- Forwarding address required
- Deposit accounting within 31 days
MUTUAL TERMINATION
Lease may be ended at any time with written consent of both parties.
LANDSCAPING
- Yard must be clear of waste, toys, and personal items every other Friday
- Sprinklers, hoses, and reels must remain and be in good condition
- Sprinkler system must remain functional
- Gates & Fencing: Must be in good condition; fence must be stained each July
- Exterior Cement: Must be weed free; no more than 1" tripping hazards; deteriorating cement must be repaired
- Tenant caused damage may result in charges
ROOF, GUTTERS, & BUILDING
- Exterior components must remain in good condition
- Report leaks or blockages immediately
- Gutters must be free of leaves, toys, trash, debris
- Downspouts must direct water away from foundation and walkways
- Soffit/fascia must have no additional gaps
- Siding must have no holes or missing sections
- Roof must have no leaks or bare spots
- House numbers must be visible
- No climbing on roof or altering exterior components without written approval
WINDOWS, DOORS, & MAILBOX
- Windows must function properly with no leaks
- Doors and windows must lock and operate smoothly
- Screens must be intact and clean
- Window tracks must be free of debris
- Doors must have proper weather stripping
- Garage and sliding doors must function properly
- Mailbox must be in good condition with working lock and one working key
LIGHTING & ELECTRICAL
- Exterior fixtures must have covers and working bulbs
- No exposed wiring or unsafe electrical conditions
- Report electrical concerns immediately
INTERIOR
- Interior surfaces must be clean and in good condition
- Appliances must remain clean and functional
- Plumbing fixtures must work properly
- Interior doors and hardware must function properly
- Heating vents must remain unobstructed
- Report moisture
