You'll have the entire 3rd floor to yourself, which includes:
- Private bedroom, bathroom, and living room
- Your own closet for storage and organization
- Large window with beautiful mountain view in the living room
- Blackout electric curtain in the bedroom for extra comfort and privacy
- Your own thermostat & dedicated AC unit
- Small fridge (if you prefer not to share the main fridge)
- Access to espresso and Nespresso coffee machines

Utilities: Mostly included (you pay 1/3 of the electricity bill)

Just me living here, plus my 14-year-old golden retriever and 9-month-old orange tabby

Lease Terms & House Rules
1) Rent: $1,100 per month, due on the 1st day of each month.
2) Deposit: $1,100 (refundable at move-out, less any damages).
3) Utilities: All utilities are included, except tenant pays 1/3 of electricity bill each month.
4) Lease Term: Minimum 3 months. 30 days' written notice required to terminate.
5) Occupancy:
Female tenants preferred.
No additional occupants without landlord's written approval.
6) Guests: No overnight guests permitted without prior approval.
7) Smoking: Strictly no smoking inside the property.
8) Pets: Depends
9) Use of Premises: Tenant may use their private room and all shared common areas (kitchen, living room, bathroom, laundry) respectfully.
10) Parking: driveway
11) Quiet Hours: 10pm 7am
12) Cleanliness: Tenant must keep their room clean and tidy, and share responsibility for keeping common areas clean.
13) Alterations: No painting, nails, or major changes to the property without landlord's consent.
14) Termination: Landlord reserves the right to terminate the lease for violations of these terms with proper notice under state law.
