Hi! I have 1 large private room available with a shared bathroom with full access to the entire unit.
The house is a very spacious cute 4-bedroom/3-bath cottage style home. The bedroom and shared bathroom are located on the 2nd floor. The bedroom has carpet and a walk in closet. The unit has a spacious living room and dining room combo with fireplace and has original hard wood floors. There will be an assigned parking spot available on the driveway in front of the garage, there is also plenty of street parking.
Downtown Lemon Grove is less than 2 miles away, and should you need to commute to base, 32nd Street is only 10 miles, and Downtown San Diego only 15 minutes.
Rent will be $950 and will be available starting February 1st.
$950 deposit | Flexible lease options are available but a minimum of 1 yr lease is preferred with option to renew.
The ideal roommate would be working professionals with a stable and reliable job. The roommates I had in the past were clean and we spent time together. Having people over is almost always ok as long as you understand that your guest is your responsibility.

Qualification Standards:
Your application will be denied if you do not meet the below standards for qualification
- Applicant must have current photo identification and a valid social security number
- Applicant's monthly income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
- Applicants must receive positive references from all previous landlords for the previous 5 years.
- Applicant may not have any evictions or unpaid judgments from previous landlords.
- Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.
- A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.
- Applicant must be a non-smoker
- Occupancy is limited to 1 person per bedroom.
At landlord's discretion, compensation factors such as an additional security deposit or co-signer(guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
Pet Policy:
No animals allowed.
Owner pays for trash, sewer and water. Gas, electric and internet will be split between all roommates
