    - 1 bedroom (twin bed provided ) - 1 bathroom -Landlord also live in the house w/ a dog - tenant will have 1 bedroom and 1 bathroom to occupy - landlord will be living in another room within the house w/ husky dog, though tenant have doors that can be used to prevent the dog coming through their side, if needed. - Tenant will not be allowed to have any types of Pet - No smoking, No alcohol, no illegal trading or illegal substance(s) within the property (in the house, driveway/parking space, or backyard). Tenant CANNOT have any smoking objects (cigarettes, vapes, marijuana, weed, etc.), alcohol, beers, nor any other similar substances stored within the property even though they are not used directly within the property. No storing of these objects/substances at all within the property. Failure to comply with these rules will result in contract termination or eviction. - monthly rent payment is $800. tenant will have access to kitchen room and be able to use the stove, microwave, sink, and oven. if tenant wants to use the washer and dryer, the monthly rent payment will be increased to $900. Tenant is not hold responsible to pay the utilities. - tenant is allowed to have guest(s) coming to the tenant's room, though the guest(s) are not allowed to occupy the living room. Tenant's guest(s) is/are only allowed to have a sleepover/staying overnight in the tenant's room for 1 night ONLY. Prior to having the guest(s) staying overnight/sleepover, the tenant must notify the landlord 24 hrs or a day before. If the tenant/ guest(s) failed to comply with these rules or the guest(s) staying overnight/sleepover passed 1 night, the tenant will be charged $30 for every night that guest(s) staying overnight for and this will be considered as a BREACH OF CONTRACT. possible termination of contract or eviction will be made. - Tenant must provide a security deposit on top of the first month rent payment on the first day of living in the room. the amount of security deposit that the tenant needs to give is the same amount of 1 month rent payment, and tenant only pay it ONCE. the security deposit will be given back to the tenant when tenant move out of the house AND if the condition of the room was the same as when the tenant move in the first time. security deposit will be taken if any of the property is broken due to tenant's action/doing, and if the cost of repair exceed the amount of security deposit, the tenant will be held responsible to pay the rest of the repair. Normal wear and tear reasoning is Okay. - parking space will be provided, guest(s) must park outside or on the street - Tenant can add ONLY one person as an additional or CO-tenant. co-tenant will also have to pay $800 of monthly rent payment, and $900 if the co-tenant want to also use the washer and dryer in the house. co-tenant will also held responsible to comply with all of the rules that had been mentioned. - Lease term month-to-month for a year, and new lease agreement will be made and signed each year. tenant must notified the landlord 30 days prior to moving out and the landlord will also give tenant 30 days if asked to move out or if the lease agreement will be terminated.
