The bright and fully furnished bedroom with a private bathroom is a co-living in a newly built 4B/4B house located in a quiet and safe community, near UCLA, SMC, and conveniently located between beaches and Hollywood. Public transportation is easily accessible. Walking distance to great schools, banks, various grocery stores and restaurants. The private bedroom has double pane windows, wood flooring, air conditioning, a study table and a chair, ceiling light and a mini refrigerator. It has one very comfortable queen-sized bed to accommodate only one person. No visitors can stay overnight. This house doesn't have a living room. It has private entrance and private backyard. The room is quiet and has a private bathroom with windows. Kitchen and laundry are shared with other housemates. Plenty of street parking is available without restrictions. It also offers high speed Wi-Fi. In-house Kitchen for simple cooking and Laundry. 100% non-smoking place (inside and outside). Drugs, pets, and events are not allowed. The one-year lease rent is $1,600/month. Cleaning deposit $200, Key deposit $100. The rent includes utilities and Internet.

1. The cleaning deposit is $200 and will be refunded if the property is maintained in the same condition as when you moved in.
2. Please take care of your valuable belongings. Any lost items will be your responsibility. You can purchase renter's insurance for your own protection.
3. Smoking, including electronic cigarettes, smoking pipes, and marijuana, is not allowed inside or outside the house. Violators will be fined $500.
4. Please keep the room key safe and return it upon moving out. The replacement of door lock of $100 will be imposed for any lost keys.
5. Damage to the interior and walls of the room will be deducted from the security deposit for repair costs, as stated in the contract.
6. Please use protective pads on furniture to prevent scratching the solid wood floors in the bedroom. Also, keep the floors dry to prevent termite infestation.
7. Please change shoes upon entering the house and maintain cleanliness inside. If you're not returning on the same day, please close the windows. Cleaning supplies are located under the sink in the kitchen, feel free to use them.
8. To maintain a pleasant environment, please keep quiet in common areas and avoid loud noises. Quiet hours are from 11pm to 6am. During this time, cooking, laundry, and shower usage should be minimized. Please use headphones when listening to music or making phone calls, and open/close doors gently. Any disregard for quiet hours can be reported in the WeChat group.
Washer/Dryer Usage:
1. The washer and dryer should be used only between 9:00 AM and 8:00 PM. On Sundays and public holidays, laundry hours are from 10:30 AM to 9:30 PM. Please do not use the public washer and dryer for socks, shoes, mats, or any items containing plastic or rubber. To minimize indoor humidity and reduce the frequency and duration of use, increase the amount of laundry per load.
2. Remove your clothes promptly after washing. Empty the condensation box after using the dryer. Before using the dryer, check if there is water in the condensation box. Clean the filter under the dryer door to ensure its normal functioning. After each use, empty the water in the collection tank and clean the debris from the lint collector. Keep the washer door open to prevent odor.
Kitchen and Common Area Cleaning Schedule:
1. Each roommate takes turns cleaning the kitchen and common areas. If a roommate doesn't cook, they can be exempted from kitchen cleaning duties by informing others. If a professional cleaner is needed, an additional $100/month should be paid. If all roommates agree to hire a professional cleaner, the cost will be shared.
2. When using a microwave, cover the food with a dedicated heating cover to maintain cleanliness inside the microwave.
3. The kitchen is a shared space. After cooking, please wipe the countertops, sweep, and mop the kitchen floor. Dispose of your cooking waste and garbage in the small trash bin on the counter. Dispose of food waste and garbage in the large outdoor bin on the front yard.
4. The trash bins next to the sink are divided into non-recyclable (outer bin) and recyclable (wall-side bin). Do not dispose of food waste in these bins.
5. Do not pour vegetable scraps or small residue into the sink. Minimize the use of the garbage disposal unit to avoid leaks. If necessary, run the faucet while using the disposal unit to prevent damage.
6. Dirty dishes, utensils, pots, and pans should not be left overnight on the stove or in the sink. Personal belongings should not be placed on the kitchen's marble countertops.
7. One roommate is responsible for taking out the communal trash each week, on Thursdays and Sundays. During the weekend, they are also responsible for cleaning the countertops, floors, sink, kitchen windowsill, and porch area. Wipe the inside of the microwave and the exterior of the cabinets.
8. The rotation order is based on room numbers. The 5th roommate is responsible for the first 15 days each month, the 6th roommate for the second 15 days, and so on, in a semi-monthly rotation. Please ensure a smooth transition of responsibilities. Roommates who do not cook are exempt from cleaning duty.
9. On the last weekend of each month, the aluminum foil on the stove should be replaced. The aluminum foil can be found in the drawer beneath the stove.
10. The cost of shared consumables in the kitchen, such as mops, disposable floor cloths, garbage bags, multipurpose sprays, and aluminum foil, will be shared among all roommates.
Moving Guidelines:
1. Before moving out, please thoroughly clean the room/bathroom, including the drains and seals of the sink and bathtub, both inside and outside the toilet, cabinets, floors, walls, windows, doors, and refrigerator. Otherwise, we need to hire a professional cleaner for this task, and the cleaning deposit of $200 will not refund.
2. Two weeks before moving, please schedule a pre-move inspection with the landlord to discuss cleanliness and room repair methods. On the day of the move, a comprehensive cleaning and housing inspection should be conducted together with the landlord. Failure to comply with the agreed-upon terms may result in hiring professionals, and the cost will be deducted from the security deposit.
