UTILITIES, LAUNDRY, AND MAINTENANCE INCLUSIONS Included Services: Landlord agrees to provide and pay for the following utilities and services for the property. Gas: All natural gas service is included in the monthly rent. Water and Sewer: All water and sewer charges are included in the monthly rent. Power (Electricity): All electrical service is included in the monthly rent. Laundry: The washer and dryer provided in the unit are included for the Tenant's use, with associated utility costs covered by the Landlord. Lawn Maintenance: The Landlord is solely responsible for all lawn and yard maintenance. This includes, but is not limited to, mowing, trimming, and seasonal upkeep. The Tenant is not responsible for the care of the exterior grounds. Tenant's Responsibilities: Tenant shall be responsible for arranging and paying for all other utilities and services not explicitly listed above, including but not limited to, internet, telephone. Reasonable Use: The included utilities and services are provided for normal household usage only. Tenant agrees not to engage in excessive, wasteful, or commercial use of any included utility or service. The Landlord reserves the right to determine if usage is excessive based on typical consumption for a property of this size and occupancy. In the event of excessive usage, the Landlord may, upon written notice, require the Tenant to pay for the overage. Service Interruptions: The Landlord is not liable for any temporary interruption of utility service caused by accidents, repairs, or acts of the utility provider. Appliance Maintenance: The Landlord is responsible for the maintenance and repair of the provided washer and dryer. Tenants should immediately report any malfunction to the Landlord in writing. SECURITY DEPOSIT AND PET DEPOSIT 1. Security Deposit: Amount: Upon the signing of this Lease Agreement, the Tenant(s) shall pay to the Landlord a security deposit in the amount of $1,100. Purpose: This deposit is held as security for the Tenant's faithful performance of the terms and conditions of this Lease. It may be used to cover unpaid rent, damages to the property beyond normal wear and tear, and cleaning expenses. Return: The security deposit, or any portion not deducted for damages or other charges, shall be returned to the Tenant(s) within the timeframe required by local and state law after the termination of the tenancy and the Tenant's vacating of the premises. 2. Pet Deposit: Amount: If a pet is approved under the terms of the attached Pet Addendum, the Tenant(s) shall pay an additional, separate pet deposit in the amount of $200. Purpose: This deposit is specifically to cover any damages caused by the pet(s) to the premises, including but not limited to carpet damage, scratches to floors or walls, or pest infestations. Refund: The pet deposit is fully refundable, subject to deductions for pet-related damages and cleaning expenses upon the Tenant's vacating of the premises. In the event that pet-related damages exceed the pet deposit, the Landlord reserves the right to use the general security deposit to cover additional costs. 3. General Conditions: The Tenant acknowledges that the security deposit and the pet deposit are not to be used as payment for rent. Payment of both the security and pet deposits must be made in full before the Tenant takes possession of the property. This pet deposit applies only to the specific pet(s) approved in writing by the Landlord. Any unauthorized pets found on the property will result in a breach of the lease agreement.
