Rent must be paid on time each month as stated in the lease agreement. Occupancy & Identification All household members must provide a valid driver's license or government-issued ID. All occupants' names must be listed on the lease no unlisted residents allowed. Maximum occupancy must follow the terms of the lease. Property Use No subleasing or renting out the property in any form, including Airbnb or short-term stays. No large parties, events, or gatherings are allowed. Small family gatherings within reasonable limits are acceptable. No loud music or disruptive behavior respect for neighbors is mandatory. No smoking inside the home, including cigarettes, vaping, or any form of substance. No illegal activity of any kind on the property. Property Care Tenants must keep the home and backyard clean, maintained, and in the same condition as received. Any damage caused by tenants or guests must be reported immediately and repaired at the tenant's expense. Fruit trees and outdoor features should be treated with care; no unauthorized modifications to landscaping or property. Trash must be disposed of properly and weekly bins must be brought out and returned on schedule. Pets (If you want to allow pets, add here. If not: "No pets allowed unless approved by the owner.") Parking & Vehicles Only approved vehicles may be parked on the property or driveway. No RVs, trailers, or commercial vehicles unless pre-approved. No mechanical work or car repairs on the property.
