SPECIAL PERKS...rent includes ONE monthly cleaning and ONE monthly lawn service done by our own long time trusted service providers. We are located between Marion and Morganton area. We are just 45 minutes east of Ashville. There are so many great day trips you can easily do from our area: multiple wineries, Linville Falls/caves, Asheville, Grandfather Mountain, South Mountain, Mt. Mitchell, Blowing Rock, Chimney Rock, Boone etc....and so many fun activities: tubing (water and snow), whitewater rafting, hiking, skiing, gem mining, fishing, horseback riding, zip lining, wine tasting ,hunting... we have recommendations for all ! Every season has something to offer from our neck of the woods ! We call our cabin the "Wilderness Hideaway". 6 month lease with option to extend. If you wish to extend we kindly ask that you let us know at least one month in advance. Water, alarm, landline with US long distance ONLY, Frontier internet and a one time only initial gas fill (for fireplace) will be done by owner, gas fill will be done at move in only. HOA fees are also paid by Owner. Renter is responsible for : electricity, additional gas fills after initial one paid by owner , DISH service (optional) can be added through owner and added to your monthly rent , Higher speed Starlink (optional) can also be added through owner at additional cost applied to monthly rent ( owner is willing to pay for Starlink equipment/installation but monthly fees will be paid by tenants through owner) . Parking on premise is free in designated gravel driveway ( fits 3 cars). No parking on concrete basketball area which is beyond the gravel driveway. NO pets, NO Smoking inside or outside premises. No candles should be used in cabin(. No mobile homes/campers permitted. No ATVs or motorized dirt bikes permitted to be ridden in community. Golf cars are permitted. No motorized boats on lake ( kayaks/canoes can be used on lake) . Other HOA rules will apply and be part of lease agreement. There is NO garbage pick up in our community (common in mountain living). We do have a 55 gallon garbage can in basement you will have access to where you can temporarily store daily garbage for a couple of days, but you will need to take garbage to nearby facility which is just a few minutes from our community. Location and days/hours of operation will be provided. ( Non negotiable included in rent) . Owners will provide ONE monthly inside cabin cleaning with our own reliable cleaning service and ONE monthly lawn service with our own reliable lawn service. Owners will also provide quarterly fumigation inside cabin/ in basement/outside cabin. Days for cabin cleaning and fumigation will be arranged in accordance to when it works for tenant and providers . Outside mowing does not require you to be home. ** If you wish to add more than one time of cleaning or lawn service a month you can arrange it through us at an additional cost to your rent- (of course this is optional). It will be at exact cost to us from providers.
