Late Check-In & Late Check-Out Policy
Late Check-In:
We do our best to accommodate late check-ins whenever possible. Please notify us in advance if you expect to arrive after 8:00 PM.
Late Check-Out:
If you need to extend your check-out time beyond 11:00 AM, please request this at least 24 hours in advance. Late check-outs are subject to availability and may incur an additional fee.
Important:
All late check-in and check-out requests must be approved by the host ahead of time to ensure a smooth experience for all guests.

Cleaning Responsibilities During Stay
For stays longer than 30 days, mid-stay cleaning is not included, but can be requested for an additional fee.
Guests are expected to keep the unit tidy and clean up spills, food waste, and trash regularly.
A mop, vacuum, and cleaning supplies are available for guest use.
Trash & Recycling
Please take trash out weekly or as needed to the designated bins outside.

A standard cleaning fee is charged at booking. This covers deep cleaning after your departure.

Pool Use Guidelines
Use at Your Own Risk: There is no lifeguard on duty. All swimming is at the guest's own risk.
Children: Must be supervised by an adult at all times no exceptions.
Proper Swimwear Required: Please wear swim-appropriate clothing only.
No Glass near or in the pool area use plastic cups or bottles only.
No Diving or Rough Play: For everyone's safety, diving, running, and horseplay are not permitted.
Clean Up: Please remove all trash, towels, and personal items when done.
Keep the Gate Closed: Always close the pool gate to maintain safety and security.
Pool Restrictions
No Pets in the pool or pool area.
No Smoking in or around the pool.
No Loud Music or parties please respect neighbors.
Do not tamper with pool equipment (heater, filters, chemicals).
Noise & Party Policy
No Loud Music: We have a noise monitoring system in place. Please keep music at a respectful volume.
Quiet Hours: Strictly enforced from 10:00 PM to 8:00 AM no pool use, music, or outdoor noise during this time.
No Parties or Events: This is a no-party property. Any unauthorized gatherings may result in immediate cancellation of your stay.
Safety Notice
Guests are fully responsible for the safety and behavior of themselves and their group while using the pool. Failure to follow pool rules may result in loss of access, additional cleaning fees, or early termination of your stay.
Pool Cleaning Policy
To ensure the pool remains clean, safe, and ready for your enjoyment, we've arranged for professional pool maintenanceon a regular schedule.
Scheduled Service
Our private pool technician services the pool every Wednesday, typically between 12:00 PM and 4:00 PM.The scheduled time may change, but we will notify you in advance of any adjustments to ensure minimal inconvenience.
The technician will enter the backyard only and will not disturb guests inside the home.
You do not need to be present during the service.
Guest Responsibility
Please avoid using the pool during cleaning times.
Do not tamper with pool equipment, timers, or settings.
If you notice any issues (cloudy water, debris, pump not running), please contact us immediately so we can address it.
Guest Limits & Visitors Policy
To ensure safety, comfort, and compliance with local regulations, please review the following rules regarding occupancy and visitors:
Guest Limit
Your reservation includes a maximum of 8 overnight guests.
All guests must be listed in your reservation.
Exceeding the guest limit without prior approval may result in additional charges or cancellation of your stay.
Visitors
Visitors are allowed between 8:00 AM and 10:00 PM only.
No more than 2 visitors at a time without host approval.
Visitors are not permitted to stay overnight unless added to the reservation in advance.
You are fully responsible for the behavior and actions of your visitors.
No Unauthorized Parties or Gatherings
No parties, events, or large gatherings are allowed.
Noise levels must remain respectful at all times, especially during quiet hours (10:00 PM 8:00 AM).
Violations may result in fines, removal from the property, or early termination of your reservation.
Utilities Policy Monthly Stays
For guests staying 30 nights or more, we provide all essential utilities, but due to high seasonal usage (especially with a pool), we apply a monthly cap to promote responsible use.

Utility Cap Policy
To avoid waste and keep rates affordable, we include up to:
$500/month total utility allowance

You will be responsible for the difference over the cap.
A copy of the monthly bill(s) will be provided upon request.
Security & Monitoring Policy
The safety and comfort of our guests and respect for our home are top priorities. We have taken reasonable measures to protect both.
Security Features
Smart Lock or Keypad Entry: You'll receive a unique code valid only during your stay.
Exterior Security Cameras: For your safety, we have cameras outside the property facing:
o The front door
o The driveway
o The sides
o The backyard
These cameras are actively recording 24/7 and are motion-activated.
There are absolutely NO cameras or recording devices inside the home.
Noise Monitoring
We use a privacy-safe noise monitoring device (such as Minut or NoiseAware) indoors to detect volume levels only no audio is recorded.
This helps us enforce quiet hours and prevent parties, ensuring a peaceful stay for everyone.
Privacy Respect
Monitoring is solely for security, guest safety, and compliance with house rules.
All devices comply with Airbnb's policies and local laws.
Any violations (e.g., tampering, disabling devices) may result in early termination of your stay and applicable fees.
Safety Measures & Emergency Equipment
Your safety is our priority. This home is equipped with essential safety devices to give you peace of mind during your stay.
Fire Hazard Policy
For the safety of all guests and the property, open flames of any kind are strictly prohibited inside and outside the home.

This rule applies to all indoor areas, the garage, patio, and backyard spaces.
Violations of this policy may result in:
Immediate cancellation of your stay

Your safety is our top priority. In the event of a small fire emergency, fire extinguishers are placed in key locations throughout the property:

Fire Safety Reminders
Only use a fire extinguisher if it's safe to do so.
Call 911 immediately in case of fire or smoke.
Do not attempt to extinguish large or fast-spreading fires evacuate the property right away.

Smoke detectors: Installed in all bedrooms and main living areas.
Fire escape plan: Emergency exit routes are posted near the front and back doors.
Carbon Monoxide Detection
Carbon monoxide detector: Installed in the one in the main living area and one on the second floor.
This device is tested regularly and complies with safety regulations.
Other Safety Features
First aid kit: Located in the first floor bathroom cabinet.
Emergency light: Available in case of power outage located on the second floor hallway, staircase and first floor hallway near the AC unit.

Cancellation Policy for Monthly Stays
1. Firm Policy
Guests get a full refund only if they cancel at least 30 days before check-in.
If guests cancel less than 30 days before check-in:
o Host is paid for all nights spent, plus an additional 30 nights after cancellation date.
If fewer than 30 nights remain on the reservation when guests cancel, the host is paid for all remaining nights.
2. Strict Policy
Guests get a full refund only if they cancel within 48 hours of booking and at least 30 days before check-in.
If canceled after that:
o Host is paid for all nights spent, plus an additional 30 nights after cancellation.
If fewer than 30 nights remain on the reservation at cancellation, host is paid for all remaining nights.
Important Notes:
Guests must provide 30 days' notice to get a full refund under the Firm policy.
Hosts are generally protected from last-minute cancellations on long stays, given the commitment.
Airbnb may have additional rules or exceptions based on local regulations or extenuating circumstances.
Parking Rules
The property includes a 3-car garage available for guest use.
Please park no more than 3 vehicles inside the garage.
Additional parking is available on the driveway for up to 2 more vehicles.
Street parking is permitted but please observe all local parking signs and restrictions.
No parking is allowed on the lawn, sidewalks, or blocking neighbors' driveways.
Please do not park recreational vehicles, trailers, or oversized trucks on the property without prior approval.
If you have extra vehicles, please notify us in advance for parking options.
Kindly ensure vehicles are locked and valuables are not left in sight for safety.
No Smoking Policy
To ensure a safe, clean, and comfortable environment for all guests:
Smoking is strictly prohibited anywhere inside the homeand outside in the backyard, including by the pool and patio areas.
This applies to cigarettes, cigars, marijuana, vapes, and e-cigarettes.
No smoking is allowed near doors, windows, or vents to prevent smoke from entering the home.
If you must smoke, please do so off property or in a designated front-area space, away from the house and neighbors. Ask for guidance if unsure.
Violation of this policy will result in:
A minimum $250 cleaning fee
Possible charges for odor removal or damage
Cancellation of your stay without refund if rules are ignored
Lost & Found Policy
We understand that things can be accidentally left behind. Here's how we handle lost and found items:
If You Forget Something
If an item is found, we will hold it securely until the property owner returns to the home.
Unfortunately, we do not have staff available to ship items immediately, and cannot guarantee when or if an item can be mailed back.
We sincerely apologize for this inconvenience and appreciate your understanding.
Shipping Policy
If we are able to ship the item, the guest will be responsible for all shipping costs.
No handling fee will be charged, but shipping may be delayed depending on when the homeowner is next on-site.
Please Double-Check Before You Leave
To avoid this situation, we kindly ask that you:
Check all drawers, closets, outlets, and under beds.
Make sure you have all chargers, personal items, and valuables.
Prohibited Activities
To ensure a safe, respectful, and enjoyable environment for all guests, neighbors, and our community, the following activities are strictly prohibited on this property, in accordance with Airbnb's global policies:
Absolutely Not Allowed:
Parties or Events
o No unauthorized gatherings, parties, or events of any kind Airbnb strictly bans "party houses."
Unauthorized Guests
o Only registered guests are allowed on the property unless approved by the host.
Smoking Indoors or in Restricted Areas
o Including cigarettes, marijuana, vapes, or incense (see our No Smoking Policy).
Illegal Activities
o No illegal drug use, underage drinking, sex work, or criminal conduct.
Commercial Use
o No filming, photography shoots, or rentals for commercial purposes without prior approval.
Tampering with Security or Safety Devices
o Do not disable, cover, or tamper with cameras, noise monitors, Wi-Fi, smoke detectors, or emergency lights.
Disrespecting Quiet Hours
o No loud music, shouting, or disruptive noise especially between 10:00 PM and 8:00 AM.
Violating These Rules May Result In:
Immediate termination of your reservation
Additional fines or fees
Reporting to Airbnb and possible suspension from the platform
Law Enforcement & Emergency Response Policy
To maintain the safety, peace, and respect of our neighborhood and community, we enforce a strict zero-tolerance policy regarding disturbances that lead to law enforcement or emergency services being called to the property.
This includes but is not limited to:
Noise complaints or disorderly conduct
Unapproved parties or large gatherings
Illegal activity or substance use
Harassment of neighbors or other guests
Physical altercations or threats of violence
If Police or Emergency Services Are Called:
It will be considered a major violation of house rules and Airbnb's policy.
Your stay may be immediately terminated without refund.
You may be held financially responsible for any property damage, legal fees, fines, or Airbnb penalties incurred.
Violation of any rules or policies outlined in this agreement, including applicable city laws and Airbnb's terms of service, may result in immediate termination of the stay and removal from the property without refund.
The host reserves the right to request the guest's immediate removal from the property at any time if any of the terms outlined in this agreement are not met.
