3. When and how will my deposit be returned when my lease is up? The deposit will be returned within 21 days via ACH after the final walkthrough.
Utilities and related services
1. Are there any utilities included in the rent? Dedicated Frontier internet for unit, water, garbage and sewer
2. What utilities will I have to pay separately? PG&E ($150 base amount. If tenant exceeds this base amount, tenant will be billed for excess usage). Minimizing use of the wall heater and baseboard heater keep PG&E costs down.

Maintenance and repairs
1. Do you have a maintenance worker on staff? Call or email the property manager re maintenance issues.
2. What kinds of things does maintenance not repair? Small kitchen appliances will be replaced if not working due to normal wear and tear. This will be deducted from security deposit if appliances not treated with care.
3. Water related issues must be reported immediately, and tenant must turn off water to unit.
4. How long does it usually take for repairs to be made? Between 72 hours and 30 days.
5. Are there maintenance requirements for the tenant? Tenants must use designated cleaning products listed in addendum.

1. Do you require renters to have renters' insurance? Renters must have renter's insurance (Lemonade Insurance)

2. The townhouse complex is in a safe area, and there are no security cameras or alarms at this time.
3. What measures are there to ensure packages don't get stolen? None at this time.
4. What do I need to access the building (i.e. a key fob)? Entrance code to front door of townhouse, key to unit.
Noise, guests, and community rules
1. What are the quiet hours in this community/complex? 9 p.m. to 6 a.m. Quiet hours. This is a very quiet 14 unit townhouse complex, and tenants are required to maintain the quiet ambiance of the complex.
2. If things get too loud, who should I contact? Police
3. How loud are we allowed to be? No loud TVs or stereo systems. Tenants should use earbuds or low volume on devices. No hard soled shoes in unit.
4. Are we allowed to have guests over? Limited guests. Four times a month (once weekly).
5. Can guests stay overnight? Maximum 4 nights per month, not on four consecutive nights.
6. Are there rules around grilling, smoking, using shared outdoor spaces, etc.? Access to common area and sauna. No smoking or grilling. It is illegal to smoke in the unit or on the property of the Laurel Creek townhomes.
