This newly renovated room has new luxury vinyl plank flooring, modern-looking trim and an earthy paint color. It is right across the hall from the bathroom. There is a window on the front side of the house for natural light and a small closet with a storage shelf. All of the shared spaces have tile for the floor, including the hallway, kitchen, laundry room, living room, and shared bathroom.
All of these shared spaces must be kept clean, please.
There is a cat in the house named Mosey. She is friendly but does not get along with other animals.

The Premises shall be used solely as a residential dwelling by Tenant and any approved occupants. No part of the Premises may be sublet or assigned without the prior written consent of the Landlord.
Tenant shall not make any alterations, additions, or improvements to the Premises without the written consent of the Landlord. Any approved alterations shall become the property of the Landlord upon lease termination.
Rent due on the 1st; $50 late fee after 5th, additional $25/day thereafter. Eviction process starts at 14 days late.
No subletting, Airbnb, or additional occupants without written landlord approval. Violation = immediate termination.
Tenant pays for all damage beyond normal wear & tear, including holes in walls, broken appliances, stains, pet damage.
No pets without signed pet addendum + extra monthly pet rent. Unauthorized pet = $500 fine + removal within 48 hours.
No smoking of any substance inside. $1,000 cleaning fee per violation + possible termination.
Quiet hours 10 PM 8 AM. Noise complaints from neighbors or police = $200 fine per incident, 3rd incident = eviction.
No alterations (painting, nails/screws in walls, lock changes, fixtures) without written permission. $300+ restoration charge if violated.
Garbage must be taken out weekly; no storage of trash inside unit. Pest infestation caused by tenant negligence = tenant pays extermination + damages.
No illegal activity on premises. Immediate termination + landlord cooperation with law enforcement.
Security deposit withheld for any unpaid rent, cleaning, repairs, or key replacement.
48-hour notice required for landlord entry except emergencies. Tenant may not refuse reasonable access for repairs/inspections.
Lease break fee = 2 months' rent + loss of deposit if tenant vacates early.
