Layout: There is a comfortable genuine leather couch with recliners and 2 arm chairs. There is a large smart TV & free WiFi! Bedrooms are huge. Note: This unit is attached to 2 other units. It comes with it's own separate entrance. Common laundry and backyard. The AC will be set to a comfortable level between 72 and 75 degrees. 1) Tenant is renting the 2bed 1bath attached unit. They will not have access to the studio or the 1 bed unit on the property 2) Tenants acknowledge to allow quarterly inspections (date and time to be confirmed by all parties) 3) Street Parking 4) Tenant agrees to provide copies of the driver's license 5) Tenant acknowledges that there are scorpions in the area /property and that regular pest control is done at the property. You will need to provide access to the property for pest control 6) That the owner or property manager will not be responsible if any pets, animals, the tenants or tenants' guests get stung by scorpions. Tenants need to take necessary precautions (maintain the property clean, wear shoes in/around the property, keeping the guard strip around the house clean, etc) 7) Renters insurance will be required with a limit of $500k 8) Tenant acknowledges that the AC control is in another section of the property and will not have direct control. The temperature will be set between 74 -76 degrees. 9) The tenant acknowledges that there are/will be other tenants occupying other parts of the property and that the backyard and the laundry area is common. 10) The unit will need to be professionally cleaned by the tenant and a receipt provided to the property manager when the tenant moves out. 11) The tenant will not sublease the unit 12) The security deposit from the last lease agreement (1June 2023 till 29 Feb 2024) will roll over to this new lease agreement.
