P.S. A second unit is also available if your party consists of three or more people. Additionally, an ATV can be rented on a monthly basis if desired. And, a private hot tub in the forest can be rented just for you. Inquire if interested.
Utilities: Owner pays for all utilities, including water, electricity, garbage, and internet.
Smoking: No smoking is permitted inside the unit. Smoking is allowed outdoors only. If you smoke outside, please do so respectfully and responsibly. All cigarette butts must be disposed of properly and never left on the ground.
Fire Pit Use: The fire pit may only be used for enjoyment during periods when the county has officially deemed it safe and legal to do so. All fires must be fully extinguished before leaving the site. A metal pan or bucket should be kept nearby to use water from the creek to douse the fire completely.
Use of Property / Safety Notice: The property includes natural terrain, hiking trails, a suspension bridge, and other rustic features. By entering and using this land, the tenant acknowledges they are doing so at their own risk. The owner is not responsible for any injuries, accidents, or falls that may occur while on the property. You are solely responsible for your safety and well-being at all times.
Natural Environment Disclaimer: The landlord is not liable for any "acts of God" or occurrences caused by nature, including but not limited to: fallen branches, flooding, wildlife encounters, or weather-related issues.
"Tenant agrees to maintain the unit in a clean and orderly manner. Any damages beyond normal wear and tear will be the tenant's responsibility."
Guests
"No guests may stay overnight without prior written approval from the owner. Day visitors are allowed but must be respectful of the property and environment."
3. Quiet Hours / Respect for Nature
"Quiet hours are between 10 PM and 8 AM. Please be mindful of the peaceful natural setting and neighbors (wild or human)."
4. Pets are NOT allowed to wander freely. They must be on a leash. Also, a simple plastic fence may be added to an area outside with landord approval.
5. Use of Structures/Areas
Certain areas of the land are off-limits or reserved for owner use or ohter guests. Please respect all signage and verbal guidance from the landlord regarding access.
Termination Clause
"Either party may terminate this lease with [30/60] days' written notice. Violations of safety or fire rules may be grounds for immediate termination."
Insurance
Tenant is encouraged to obtain renters' insurance. Landlord is not responsible for loss or damage to tenant's personal property.
