Guest Access Guests have full access to the farmhouse, fire pit, meadow, and grounds (except other rentals, barns and fenced pastures). Explore the chapel, take a walk in the meadow. hike in the woods, or simply relax at the picnic table or on the swing under the tree. Interaction with Guests I will be available through the app and via phone but rarely in person. Our Amish caretakers live onsite and will respond to any needs or concerns you may have. Other Details to Note If you need to check in or out earlier or later, please just ask in advance, sometimes we can accommodate. We are an organic practice farm and as such bug sightings are possible. No smoking indoors, parties, or animals allowed Max 10 adults overnight; children must be supervised. Please note we do not child proof other than outlet covers in the twin bedroom and the porch does not have a railing. The last couple turns to get to the rental are narrow, very curvy, steep at times, have no guardrails and have no lines on them. Please use caution when traveling to the property once you turn of the main road. Please be respectful of other drivers and slow or pull off to the side, if needed, to let other drivers pass. Use extreme caution if traveling in the dark or during inclement weather. Short to Mid Term Renters only, maximum 3 months but can be renewed. Currently also listed on Airbnb and VRBO under Tinker Valley Farmhouse. We are a smoke and vape free home you may do either outside so long as you clean up after yourself. There will be a $500 fee if caught smoking or if evidence of smoking is found. If furniture or other property is damaged you will be required to also replace that. We do not allow pets because we have farm animals and can not risk it plus we have allergy issues in the family. If an animal is found there will be a $500 additional cleaning fee access and you will have to remove said animal and forfeit your deposit. All utilities are included this includes, propane for oven, heat pump, and generator, water (filtered well water), Starlink internet, sewer, trash, and power. We will also include Amazon Prime but no cable and we will not allow cable at this time. You can always use your own logins for other streaming services like Netflix. This is a working farm with cattle, ponies, chickens, cattle dogs, barn cats, honey bees, plus wild animals including turkeys, deer, and black bears. Bugs are inevitable but we provide bug spray. If you are a hunter with a TN license you may hunt during the appropriate seasons if you respect our farm animals and do not shoot near them. If you harm one you will be financially responsible for compensation, amount will be determined by the animal injured (age, value, etc). You will be required to sign a lease. You will have no maintenance responsibilities other than caring for the property like it's a home you love and cleaning up after yourself. Property owners, property manager, and the Amish caretakers will be on the farm working from time to time as this is a small working farm. We will be there to pick berries, check the garden, do yard work, general maintenance, care for the animals as well as do things like change filters on the well. Our cleaner will need to come in once a month to do a regular cleaning. This time doesn't have to be exact just whatever time (during daylight hours) is convenient for you both. There is a basement room that is locked to you, we may need to access it from time to time for tools, supplies, or if there is a plumbing or electrical issue. There is a separate entrance we will not enter your space and will let you know anytime we will need to access. We do not require renters insurance but we do highly recommend it.
