It is the responsibiity of the tenant to report all damages to ensure repairs can be addressed quickly & to ensure no additional damage occurs due to delayed communication Landscape & Maintenance: Renter's responsibility: Lawn must be maintained, weeds must not be allowed to overgrow in front or backyard. Curb appeal must be mainted Onsite (free) & offsite (with San Anselmo overnight decal) parking can be purchased in San Anselmo. Driveways holds three standard car parking spaces Garage: This home was built in 1952. The garage is not a standard size and allows for only a small size car to use (i.e., Fiat 500e) It is recommended the garage be used for storage or as an alternative room. The Tenant acknowledges the garage size limitations and takes full responsibiity for any damage caused to a car larger than 5'6" width, Length 11'11" , & 5".1" Tenant Insurance: Renter's are required to maintain renter's insurance & provide a yearly copy to the Tenant upon lease sign otherwise lease will be revoked. No smoking is allowed inside or within 20 feet of the property. A mobile grill is provided for Tenant use. The gas container must be replaced if lost. The use of the grill is for the front yard only due to safety. Grill usage on the deck is not permitted due to high winds. Cover of grill should be maintained and replaced if damaged. Hammock is available for use. Tenant takes full responsibility for its use as Landlord is not responsible. CA Landlord Responsibilities: (Follow CA Landlord Responsibilities) -Handle repairs & address maintenance requests in a timely manner per state guidelines - Return security deposits within 21 days of move-out, with a detailed list of any deductions for damages beyond normal wear and tear -Notify renters of 24 hrs. entry in advance per local San Anselmo guidelines -- The home shall not be occupied by more than 1 family of 4 & can not be sublet.
