The living area features a comfortable pull-out couch, plush seating, a 65" TV, and direct access to a private patio with a storage closet (fountain not in uses). The kitchen is fully equipped with a coffee machine, tea kettle, pots and pans, full dishware sets, and a dedicated bar area with glassware. A cozy dining space sits just off the kitchen. Note: Ice maker, Breville coffee machine, clothes, and computer monitors are not provided. The guest bedroom includes a queen bed, full closet and a desk ideal for remote work. A full bathroom is located across the hall and includes a washer and dryer, extra towels, and a layout with the shower and toilet separated from the vanity for added convenience. The primary bedroom features a dark accent wall, a king size bed, ample closet space, a TV, access to a second private patio, and an en-suite bathroom with a walk-in shower and dual-sink vanity. The community offers two parking spots (one covered and one uncovered), a pool, jacuzzi, and BBQ grills. Conveniently located near restaurants, coffee shops, and major Scottsdale attractions, with easy access to Phoenix Sky Harbor Airport The owner will cover the cost of electricity and gas for the duration of the lease, and water is included through the HOA. Internet service is provided for stays between 30 and 90 days; for any stay longer than 90 days, the tenant will be responsible for obtaining and paying for their own internet service. This is a non-smoking property, and smoking, vaping, or drug use is not permitted inside the unit or on the patios. Tenants are required to follow all HOA rules and community guidelines, including quiet hours, parking regulations, and pool policies. The unit is available for a maximum occupancy of _____ individuals unless otherwise approved in writing by the landlord. Guests may visit freely; however, any guest staying more than seven consecutive nights or more than fourteen total nights within a month must receive prior written approval. Pets are not permitted unless the landlord has granted written authorization, in which case pet fees and pet rent may apply. Renters insurance with a minimum of $100,000 liability coverage is required and must be provided prior to move-in, with the landlord listed as an interested party on the policy. Tenants are expected to keep the property clean and in good condition and are responsible for routine tasks such as replacing lightbulbs, air filters, and batteries. Any maintenance issues, leaks, or repairs must be reported to the landlord promptly to prevent further damage. The property is fully furnished, and all furniture, decor, kitchenware, and equipment must remain in the unit and may not be removed or relocated without prior approval. An inventory list will be reviewed and signed at move-in and again at move-out to confirm all items remain in good condition. One covered parking space and one uncovered parking space are provided exclusively for tenant use. Only tenant vehicles may use the covered space, and guest parking must follow HOA guidelines. At move-out, the tenant is responsible for returning the unit clean and in the same condition as received; professional cleaning may be required depending on the length of stay. Any early termination of the lease may be subject to a lease-break fee, such as 60 days' notice plus one month's rent, unless otherwise agreed upon.
