We screen tenant's credit, rent history, eviction history, and criminal background checks as permitted by law, as well as well as current job status and ability to pay. We require that tenant(s) make 2.5 times the rent amount to qualify for the property, meet a minimum credit score of 660, provide Valid Photo ID, and must provide complete and accurate information in all phases of the application process. We look forward to hearing from you! 1) Owner pays all Utilities: sewer, garbage, water, gas, electric and cable. 2) FURNISHED: NO Outside particulars allowed (i.e. furniture, candles/ incense, plants, dishes/ utensils, pictures, linens, appliances, hangers, etc.). However, we do understand that some tenants will still prefer to bring certain particulars of their own rather than use what's provided. So if you know you have and plan to bring ANY outside particulars please let us know as soon as possible but no less than 10 days prior to your move in date so we can remove our household goods from the Suite to avoid them from being mistakenly taken at move out. 3) Tenant shall not keep any potted plants or live vegetation inside the rental unit at any time. 4) Tenant is prohibited from burning candles and/ or incense inside the rental unit at any time. 5) Pets: Pets allowed on a case-by-case basis, subject to approval and additional pet rent. 6) Smoking: No smoking. 7) Parking: 1 onsite assigned parking space, with plenty of street parking for guest. 8) Abide by ALL "HOUSE RULES" & Lease Agreement as they are one in the same. 9) After expressing initial interest to rent the MIL flat the prospective tenant(s) will be required to complete and return a separate residential questionnaire; read and initial the "House Rules" and successfully pass the screening criteria before any viewing appointment is scheduled. Failure to answer all questions will result in an automatic denial of the application process. 10) Consider this statement as notification that we do not accept a comprehensive reusable tenant screening report, as defined by RCW 59.18.257.
