Summer Lease (July-Aug-Sep-Oct) - $7500 / month Winter Lease (Nov-Apr) - $8500 / month Here are some property-specific and South Lake Tahoe-specific rules: South Lake Tahoe has strict noise and disturbance guidelines - unruly groups and noises will get reported. Maximum 8 adults on the property overnight at any time. Total max occupancy is 10 including children. We have a lot of dog owners in the neighborhood! Up to 2 small dogs are welcome - we need to know ahead of time, and there will be a pet fee. Pet fees listed are per-pet. Absolutely no other pets, please. Upto 3 cars can be parked, 2 in garage and one on the driveway. There is room for a 4th car in the driveway, however, you may be asked to move cars on the driveway for snow clearing. There are significant limitations and strict rules regarding street parking in South Lake Tahoe during snow season, generally from November 1st to May 1st. On-street parking is prohibited during the winter season (Nov 1 - May 1). These rules are in place to allow for efficient and safe snow removal operations. If your vehicle is parked on the street during plowing, it is subject to a fine and may be towed. You will also be liable for towing and storage fees. Excessive cars and street parking violations can result in lease termination and fines. There is a fire hydrant across the street. No parking is allowed within 15 feet of the hydrant, per California law. Absolutely no smoking is permitted anywhere on the property - inside the home and outside in the decks, yard or street. No smoking rules apply to all types of smoke, tobacco, and marijuana. This will be strictly enforced and subject to lease termination and damages if smoke is detected. Monthly cleaning is included in rent (and required). If you would like more frequent service, we can arrange for it, or put you in touch with the maid service to arrange directly as well. Listed price is monthly price for fully furnished seasonal lease between 4-6 months. Custom lease periods can be negotiated. Security deposit and pet deposit (if applicable) due at signing. Monthly rents charged on an agreed-upon day in the first week of every month. Renter's insurance is recommended for leases longer than 3 months and required for stays of 6m or longer.
