Either party may terminate the lease with 30 days written notice. 2. Rent The monthly rent is $6,500, payable in advance on the first day of each month. Payment should be made via the agreed upon payment method. 3. Security Deposit The Tenant shall pay a security deposit of $6,500, to be held by the Landlord in accordance with the Residential Tenancy Act. The security deposit shall be returned to the Tenant, less any deductions for damages or unpaid rent, within 15 days after the end of the tenancy. 4. Utilities The Tenant shall be responsible for the following utilities: electricity, gas, internet, water, garbage collection & cable. The Landlord shall be responsible for the following utilities: Repairs & maintenance. 5. Use of Property The Property shall be used solely for residential purposes by the Tenant. The Tenant shall not use the Property for any illegal purposes and shall comply with all laws and ordinances. 6. Maintenance and Repairs The Tenant shall maintain the Property in a clean and habitable condition and shall promptly notify the Landlord of any repairs needed. The Landlord shall be responsible for all major repairs and maintenance of the Property, except for damages caused by the Tenant's negligence or misuse. 7. Pets Please let us know if you do plan to have any pets at the home and we can consider whether they will be allowed. 8. Termination Either party may terminate this Lease by providing the other party with at least one full rental month's written notice, in accordance with the Residential Tenancy Act. 9. Entry by Landlord The Landlord may enter the Property for the purposes of inspection, repairs, or showing the Property to prospective tenants or buyers, provided that the Landlord gives the Tenant at least 24 hours' notice and the entry is at a reasonable time. 10. Additional Terms The tenant must comply with all rules and regulations of the property and surrounding community. The tenant agrees to adhere to all municipal bylaws and regulations.
