Premises This Lease Agreement is for exclusive use of the basement apartment only located within the property. The basement apartment includes two (2) bedrooms, one living room, kitchen, dining area, and an additional office space. The tenant is not permitted to access, occupy, or use any upstairs areas of the property at any time. All upstairs areas are strictly reserved for the landlord and/or other authorized occupants. 2. Lease Type and Term This is a month-to-month lease, beginning on the agreed-upon start date and continuing on a month-to-month basis until terminated by either party. This lease is ideal for traveling nurses, doctors, professionals, or individuals seeking short-term housing. First and last month rent due at signing plus a security deposit - $6,000 total due at signing. 3. Termination and Notice Either the tenant or the landlord may terminate this lease by providing a minimum of thirty (30) days written notice prior to the intended move-out date. Failure to provide proper notice may result in forfeiture of any applicable deposit and/or additional charges as permitted by law. 4. Rent and Utilities Rent includes the following utilities at no additional cost: Water Gas Electricity High-speed internet Utilities are provided for normal residential use only. Excessive or abnormal usage may result in additional charges at the landlord's discretion. 5. Security Deposit A security deposit is required and will be held in accordance with state law. The deposit may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or violations of lease terms. First and last month rent due at signing plus a security deposit - $6,000 total due at signing. 6. Occupancy Only the tenant(s) listed on this lease may occupy the unit. Subleasing, short-term rentals, or assignment of this lease is strictly prohibited without prior written consent from the landlord. 7. Guests Overnight guests are permitted for no more than forty-eight (48) consecutive hours and may not become occupants or establish residency. The tenant is fully responsible for the behavior and conduct of all guests. 8. Use of Property The premises shall be used for residential purposes only. The tenant agrees to maintain the unit in a clean, sanitary, and orderly condition. The following are strictly prohibited: Pets of any kind Smoking or vaping (inside or on the property) Parties or large gatherings Illegal drugs or illegal activity Loud noises or disturbances Quiet hours must be observed at all times to avoid disturbing others. 9. Maintenance and Repairs Tenant agrees to promptly notify the landlord of any maintenance issues or needed repairs. Tenant shall not make any alterations, installations, or improvements without written approval. Tenant is responsible for damages caused by misuse, neglect, or guest behavior. 10. Right of Entry Landlord reserves the right to enter the premises with reasonable notice for inspections, maintenance, repairs, or emergencies, in accordance with state and local laws. 11. Liability and Insurance Landlord is not responsible for loss, theft, or damage to tenant's personal property. Tenant is strongly encouraged to obtain renter's insurance for personal belongings and liability coverage. 12. Safety and Compliance Tenant agrees to comply with all applicable laws, ordinances, and homeowner rules. Tampering with safety devices, utilities, or security systems is strictly prohibited. 13. Condition of Premises Tenant acknowledges that the premises are accepted in "as-is" condition at move-in, except as noted in a written move-in inspection report. 14. Default and Violations Violation of any lease terms may result in immediate termination of tenancy, eviction proceedings, and/or financial penalties as permitted by law. 15. Governing Law This lease shall be governed by the laws of the state in which the property is located.
