This space is part of my home, where I live. The space for rent can be used with no interactions with my space. Of course it is still one structure.
I am a social scientist and an entrepreneur working from home when in town. I Welcome eco/sustainability-environmentally-minded persons. A professional, a student, an artist, a musician, retired, etc.
Convenience factor: A Walk Score of 81 which means most errands can be accomplished on foot. Very bike able, many nearby public transportation including the metro train. Just under 1 mile from Takoma Park metro (red line); there is also a bus stop a few blocks from the house that takes you to Fort Totten station (red/green lines) in 10 minutes.
Several parks, Sligo Creek, shops, restaurants and cafes in charming Takoma Old Town. Very Convenient to D.C about a 10 min drive to Adams Morgan, Silver Spring, about 20 min to Chevy Chase/ Friendship Heights, Bethesda, University of Maryland, and the beltway .

All Applicants will be treated equally for qualifications related to financials/credit/income etc however as this is a house share type situation there is an interpersonal element too.
Financial Requirements:
Credit Report: we use Equifax which checks credit accounts, outstanding balances , late payments, defaults , evictions and outstanding criminal records. your information will be obtained through the Equifax services.
FICO : Scores below 600 are rejected. Scores below 680 may be considered but not necessarily accepted. Factors such as the frequency and how recent were late payments , the amounts of outstanding obligations, and so on may determine an applicants acceptance .
Income: Monthly rent should not be more than 30% of the gross monthly income .
Residential History: all applicants must have a minimum of six months verifiable and positive rental history .
