Accessibility: Guests have full, exclusive access to the entire property, including the Main House and Apartment, as well as all outdoor areas - lawns, terraces, decks, and garden pathways connecting the spaces. Access to the Yurt Studio and Recording Studio can be arranged upon request for an additional fee. Each structure has its own private entrance, offering the ideal balance of privacy and connection. The layout allows groups or families to come together for shared meals and relaxation while still enjoying quiet nooks and independent living areas when desired. The property is reached via a scenic mountain road, approximately 5-10 minutes up from Topanga Canyon Boulevard - a classic Topanga drive that adds to the area's natural charm and seclusion. Two parking spots are available on site. Please note that the home sits on a mountain slope with a steep driveway and several stairways, including uneven railroad-tie steps leading to the lower garden. These areas may not be suitable for guests with mobility limitations, and care is advised when arriving, especially after dark. Property Notes & Guidelines Utilities & Services Utilities, weekly landscaping, and bi-monthly cleaning are included in the rent. Should utility usage exceed reasonable average rates for the property, the tenant will be responsible for covering the difference. Rent & Payments Rent is due on or before the 1st of each month, with a two-day grace period. A late fee may apply after the 3rd of the month. Lease Terms Minimum 1 month lease. Maximum 1 year lease. For month-to-month tenants, a minimum 30-day written notice is required prior to move-out. Early termination of the lease without proper notice may result in forfeiture of part or all of the security deposit. Security Deposit A security deposit equal to 1.5 months' rent is required prior to move-in. The deposit is fully refundable pending the final property walkthrough and verification of no damages or missing items. Refunds will be issued within 10 business days after move-out. Any repair or replacement costs due to damage, loss, or excessive wear will be deducted accordingly. Insurance Requirement Tenant is required to maintain active renter's insurance throughout the duration of the tenancy, with proof of coverage provided prior to move-in. Property Conditions & Environment Life in this rare nature corridor comes with a few rustic quirks - occasional power or internet outages, temporary road closures, or sightings of local wildlife, including the sound of coyotes at night. These elements are part of the authentic charm of true canyon living. While such occurrences are beyond our control, we do our best to address and mitigate any issues promptly as they arise. Maintenance & Schedule Trash collection occurs each Wednesday. Gardeners service the property on Wednesday mornings to maintain lawns and deck plantings. Sprinklers activate daily at approximately 7 AM for 10 minutes to water the garden areas. Noise & Community Etiquette Topanga is a peaceful, close-knit community where sound travels easily. A Night Sky Ordinance and local Noise Ordinance are enforced after 10 PM. Please respect quiet hours between 9 PM and 9 AM and minimize outdoor noise at all times. Restrictions & Safety No pets are permitted without prior written approval. No parties or large gatherings are allowed. Smoking, incense, candles, or open flames are strictly prohibited anywhere on the property due to Topanga's High Fire Zone regulations. Tenant agrees to comply with all county fire safety protocols and evacuation procedures as needed. Local Amenities While the village offers a few restaurants, a general store, and a gourmet deli, grocery and food delivery options are limited due to the secluded mountain location. We recommend shopping before your arrival or keeping basic pantry staples on hand.
