Guests have access to the entire home. The entire space, including backyard, is fully private. (We do have two closets locked for cleaner supplies.)
In order to receive the entry code for your stay, a rental agreement must be signed:
- Rental agreement must be signed by all guests.
- $300 refundable security deposit must be submitted.
- Picture of ID must be provided.
- All information must match.
You will receive links in a message as well as your email.
We might be able to accommodate an early check-in or late check-out depending on our cleaners' schedule for the day. They charge a small fee for this, but don't hesitate to ask us and we'll see if we can make it happen. Just keep in mind that this service isn't always available since it depends on our cleaners' availability.
Booking discounts apply only to the initial booking and are not recalculated if you extend your stay afterward.
We provide an initial supply of essentials. If the initial stock runs out, we recommend purchasing or bringing any additional items you may need.
We charge a $60 fee per pet, per 30 day period. This fee must paid before receiving the entry code. This fee is not for extra cleaning, damage, or pet waste pick up. Guests are expected to clean up after their pets, including and especially pet wasted in the yard.
There are cameras on the outside of the property.
Basic maintenance, extra sheets, and supplies may not be available during your stay.

You will need to log in with your own accounts for the smart TVs. We will not be available for technical support unless the devices are broken. If it is a matter of user error, we kindly ask that you pay for any costs we incur from sending a maintenance person over to help you.
If you need to take out the trash, the bins are located at the side of the house. Please read the labels on the bins to determine whether it is recycling or trash.

Please remember that this is not a hotel. This is our home, so please be respectful of our property, belongings and neighbors.
All guests are required to sign the Rental Agreement before receiving your entry instructions. You will receive a link in your email. In accordance with Airbnb policy, key terms of the agreement are listed below, with additional terms provided throughout the listing. A full sample renter agreement is available upon request.
- No parties or events: Zero tolerance for parties, events, or gatherings. Nonobservance will result in immediate removal from the property with no refund and a $500 fee.
- No smoking: No smoking of any kind inside the house. Smoking indoors will result in removal from the property with no refund and a $300 fee.
- Pets are allowed. We ask for $60 per pet, per 30 day period. Please pick up pet waste and other pet messes. $50 per day fee will be charged for unauthorized pets and/or failure to pay the pet fee. We may charged you extra if pet messes are excessive or if there is waste in the yard.
- Cleanliness & Maintenance: Guests must keep the property clean, unaltered, and damage-free. Any incidents must be reported immediately.
- No repairs or modifications without approval.
- Occupancy Rules: Only approved individuals may stay. No subletting or unregistered guests allowed.
- Do not unplug or tamper with devices: Tampering, unplugging, or disabling any technology will result in removal from the property with no refund and a $300 fee. This includes wi-fi devices, cameras, smoke detectors, or other devices installed on the property.
- Responsibility for Damages: Guests are financially responsible for any damages, fees, or losses during their stay, including missing items, excessive cleaning, or damage to property or linens.
- Payments & Refunds: All payments are non-refundable. No refunds will be issued unless authorized by the Host. Unauthorized refunds via third-party platforms must be repaid within 14 days.
- Mail & Residency Restrictions: No mail or packages may be sent to the property. The address may not be used for official purposes or as proof of residence.
- Risk & Liability: Guests assume all risks of injury, loss, or damage. Host is not liable for personal or property loss. Amenities are used at Guest's own risk.
- Quiet hours: Between 10 p.m. and 7 a.m. Please keep noise to a minimum during this time to maintain a peaceful environment for neighbors and other guests.
- Booking discounts apply only to the initial booking and are not recalculated if you extend your stay afterward.
- Any unauthorized late checkout will result in a charge of $100 per hour, or any portion thereof, until the property is vacated.
Violation of these rules may result in removal from the property and/or a penalty as outlined in the renters agreement. By booking this place you agree to all house rules and agree to pay all associated fees if a rule is broken.
