Lease Addendum Policies and Rules
This Lease Addendum is made part of the Residential Lease Agreement ("Lease") between Landlord and Tenant(s) for the premises_______________________________. All terms of the Lease remain in effect, and the following additional policies shall apply:
1. Pets
Small pets are permitted only with prior written approval of the Landlord and payment of a non-refundable pet deposit in the amount of $ 150 per dog
Tenant is responsible for all damages caused by pets, including cleaning, odors, pest control, and repair of scratches, stains, or other property damage.
Excessive noise or nuisance caused by pets constitutes a lease violation.
2. Smoking
Smoking of any kind, including but not limited to tobacco, marijuana, vaping, and e-cigarettes, is strictly prohibited inside the dwelling, garage, or any enclosed areas of the property.
Smoking is permitted only outdoors at least 50 feet from windows, doors, and entrances.
Violation of this policy may result in cleaning charges, forfeiture of security deposit, or termination of tenancy.
3. Maintenance and Repairs
Landlord shall be responsible for major systems and structural repairs, including HVAC, plumbing, and electrical.
Tenant is responsible for general upkeep and minor maintenance, including but not limited to: changing air filters, replacing light bulbs, lawn care, pest prevention, and reporting repair issues promptly.
Failure to report maintenance problems in a timely manner may result in tenant liability for damages.
4. Alterations and Cleanliness
Tenant shall not paint, remodel, or make alterations to the property without prior written consent of Landlord.
Tenant shall keep the property in clean, sanitary, and safe condition at all times and shall properly dispose of all trash and waste.
5. Rent and Fees
Rent is due on the 1st day of each month. A late fee of $50 shall apply per day late after the 5th day of the month.
Returned checks are subject to a fee of $75 in addition to any applicable late fees.
6. Utilities
Tenant shall be responsible for all utility services to the premises unless otherwise specified in the Lease.
All utility accounts must remain active during the lease term.
7. Right of Entry
Landlord or Landlord's agents may enter the premises with at least 24 hours' notice for inspections, maintenance, or showings, except in cases of emergency where no notice is required.
8. Lease Violations
Any violation of these policies shall be deemed a breach of the Lease and may result in fines, deductions from security deposit, or termination of tenancy.
