The main house has an attached separated studio with double door between the two, separated entrance and separated laundry, with a shared large deck. Nature is surrounding this beautiful property. The North Shore/ Haleiwa town is 27 minutes!! On the way up home there is many supermarkets options close by,Tamuras supermarket, Foodland, Walgreens, gas stations, Satelite city hall,many restaurants, caffes,gelato,and all sort of services.The Wahiawa Botanical garden is also close and many churches.Costco is 19 m minutes away,UFC Gym Mililani is 15 minutes away, and the North Shore, Haleiwa town is 25 minutes.The perfect central stay! MAXIMUM OCCUPANCY- The maximum number of guests is limited to one (02) adults for one bedroom, and the two bedroom option at $3.500 is up to two adults and two children.No sublease is allowed. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $700.00 is required.This must be received upon booking. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met .A.No damage is done to unit or its contents.B. All debris, rubbish are placed in dumpster;keys.C.NO linens,towels,blankets,kitchen items, anything in the house for tenant to use during his stay should be damaged,,or lost. Departure cleaning fee: The departure cleaning fee is $250 and it covers a normal cleaning, but if the house is left beyond normal an extra fee will be charged according to the hours that it will take for the housekeeper @$40 an hour. UTILITIES AND SERVICES: Internet,water,propane gas and Electricity up to $200, but if electrical bill goes over $200 tenant is responsible to compensate the landlord every month.If tenant use central AC an extra charge will occur for the extra electrical usage that exceed the $200 monthly. Payment for securing the month rent: 50% of total amount is required upon booking to secure the dates requested, and the remaining balance is required one week before arrival date. If rent more than one month first and last month is required. Cancelation policy: Cancelation is ok 60 days prior to arrival for the amount paid minus a $250 cancelation fee. Before 45 days of arrival date 50% of total amount will be held.Before 30 or less days prior to arrival date is non refundable total amount is held. PARKING SPACE POLICY Tenant can park one car in the covered garage.If park on the street please move the car Mondays and Thursdays as the trash pick-up truck needs free street to backup please don't park on the curb side on these days of the week.Landlord is not responsable for any damage, theft and is released/free from liability in the event of damage or lost of personal property. Party or music: No party is allowed unless agreed between Landlord and tenant.Loud music must stop by 20:00 PM.Please don't disturb the neighbors. Arrival and departure time: Arrival time is from 3:00 and departure time is 10:00.Arrangements for earlier arrival or later departure can be done upon availability. The deck is shared with the studio house. The studio is not included in this agreement.
