Only last month's rent will be due for move in. *If parent or parents are first responders (police, paramedic, firefighter, or Er nurse then the deposit is waived and first month and last month's rent is due. *For every school term that the main student maintains a 4.0 gpa with proof, there will be an award of $500 dollars deducted off of rent every month until next school term. *If cops are called for any disturbance of the peace on property is subject to automatic cancellation of lease with 2 months of rent payment due and no return on deposit. *You will be given 30 days to vacate premises FOR ALL RENTERS: Breaking of the lease due to loss of job or have to vacate home due to natural disaster: Will be forgiven with return of deposit and first month's rent. *If renter loses job they will be given one free month on the property to search for a job or time to vacate premises.
