1. Lease Term The initial lease term shall be for one (1) year. Upon expiration, the lease will automatically continue on a month-to-month basis unless renewed or terminated in writing by either party. 2. Rent and Payment Monthly rent is $2,700, due on the 3rd day of each month. A late fee of $100 will be assessed if rent is not received within five (5) days of the due date. A security deposit of $2,700 is required at the time of lease signing. 3. Utilities and Maintenance Tenant shall be responsible for all utilities and services to the premises, including but not limited to electricity, gas, water, sewer, garbage, and internet. Owner shall maintain the front lawn. Tenant shall maintain the backyard lawn and is responsible for general upkeep and minor repairs to the property. Tenant must ensure the outdoor kitchen natural gas shut-off valve is turned off after each use. 4. Property Use and Restrictions No pets are permitted on the premises. Smoking is strictly prohibited inside the residence and anywhere on the property. Parties and large gatherings are not allowed. Only the tenants listed in this agreement may reside on the premises; no additional occupants are permitted without written consent from the owner. Quiet hours are to be observed from 10:00 p.m. to 7:00 a.m. daily. 5. Sauna Use Tenant may use the sauna at their own risk. Owner shall not be liable for any injuries, accidents, or health-related issues arising from sauna use. Tenant is advised to exercise caution. 6. Termination and Notice Tenant must provide a minimum of two (2) weeks written notice prior to vacating the premises.
