You don’t need a real estate agent to buy a house even though it’s one of the biggest financial decisions you make. While some buyers opt to go through the process alone, the vast majority choose to work with a real estate agent. In fact, according to 2024 Zillow research, about 85% of home buyers use an agent to shop, search and purchase their home.

A 2024 Zillow survey revealed that 56% of buyers who used an agent said their agent was the most helpful resource in their home-buying experience. While you don’t need a real estate agent to buy a house, most buyers rely on an agent for support. The process requires extensive research, scheduling inspections, negotiating with sellers, and handling paperwork. A great agent can provide expert guidance, streamline the process, and help you avoid costly mistakes. Here are some of the top benefits of working with a real estate agent.

1. Can search and find homes for you to tour

Buying a home can be emotionally and financially stressful. You may already be searching for homes on Zillow. An agent can help refine your choices. They consider your feedback and must-haves, and combine that information with their market knowledge to suggest the best options. Agents also help manage expectations and highlight properties you may not have otherwise considered.

Buying a home without a real estate agent 

Since you’re not legally required to buy a home with an agent, some home buyers choose to go through the process solo. One of the top reasons is to save money on commission fees. Others may opt out if they are buying from a family member, have a trusted real estate attorney to guide them, or have experience purchasing multiple properties in the past. 

If you decide to proceed without an agent, these steps can prepare you for the home buying process. These steps come after you are pre-approved for a mortgage, have researched neighborhoods, and zeroed in on a house you want. 

1. Make an offer

Once you find a home you want to purchase and have reviewed the seller’s disclosure, you need to research fair market value and draft an offer to purchase that includes contingencies. If the seller has an agent, you should be prepared to negotiate directly.

2. Hire a real estate lawyer

Hiring a real estate lawyer is a critical next step. Some states require an attorney to finalize the home sale. Even if it’s not required, legal guidance can prevent costly mistakes.

3. Have an inspection done

After the offer is accepted, you need to arrange for a home inspection to uncover any potential issues with the property. Inspections help identify necessary repairs and provide leverage for negotiations.

4. Negotiate terms with the seller

If problems arise during the inspection, you’ll need to negotiate terms with the seller. This can include requesting repairs, negotiating a price reduction, or asking for reimbursement for future repairs. If an agreement cannot be reached, you may have the option to cancel the sale.

5. Have a lawyer review the paperwork

When you reach an agreement with the seller, it’s time to close on the home. Before closing, have your lawyer review all paperwork to ensure everything is legally sound. One major benefit to having a lawyer review contracts is to advise whether everything protects your interests. 

6. Prepare for closing day

On closing day, you’ll need to bring necessary items, including cash-to-close, proof of homeowner’s insurance, and a government-issued ID. You’ll sign agreements related to purchase,  mortgage financing and property transfer. Having an attorney present is recommended to ensure a smooth transaction.

When to consider using a real estate agent

While buying a home without a real estate agent is possible, it requires significant effort and legal oversight. Most buyers find that working with an agent simplifies the process, provides peace of mind, and ultimately leads to a better home-buying experience.
