Excellent client who is very saavy with internet since she is out of town quite a bit. This necessitated using e-contracts. The roof was T-lok which is no longer sold and, in many cases, is not insurable any longer - thus the necessity for the roof. We negotiated a higher price with the buyer, since the new roof was for their benefit.
