I sent this email to this reviewer when I saw this review, but wanted to share for the public to see what I felt happened in this transaction: Sarah, I saw your Zillow review today. First, I would just like to apologize for making you feel manipulated in any way. I didn't realize you felt that way, and I do not work like that. I'm extremely honest with my clients and pride myself on helping them through a transaction while letting them make their own decisions. I did not attempt to have you overpay for the townhome. My intention was to let you know where I thought the townhome would sell at the time based on the activity and offers we received. I wanted to let you know exactly what transpired at that time as well. As you might recall, the seller was already in escrow to purchase another property. Because of that, he was anxious to sell quickly, so as not to have two mortgages at once. At the time, we strategically listed the property at $629,000 to draw a lot of interest and sell quickly. The real estate market last spring and early summer was finishing out a crazy competitive stretch and it was very commonplace for homes to sell above list price. After that first weekend of open houses, you made your offer, we received one other offer (at $640,000), and I was told I was receiving a third offer from another agent. That agent said they were making the offer at $675,000. That is why the seller counter offered you at $675,000. When you agreed to that price, the seller went with you b/c your offer was a cash offer and you could close quickly. The other offer I received and the third offer I was supposed to receive were both financed offers, so they needed a longer time to complete the transaction. I was under the impression that you decided against purchasing due to the noise level from the bread factory. Again, if you feel like it was due to my actions, I sincerely apologize. When you did cancel the transaction, we went back to the other buyers. At that time interest rates had started to increase significantly. Both buyers that initially were willing to pay more ran into the increase in rates/higher monthly payments. So we ended up with one of the buyers maxing out at $640,000. The seller, against my recommendation since we were only on the market one weekend, decided to take that price b/c he wanted to close quickly and was nervous about having two mortgages. So that's how everything transpired. I just wanted you to know. Again, I'm extremely sorry for your bad experience in working with me. As you can see, I have zero other negative reviews in 20 years of real estate. I hope you receive this email and maybe understand a bit that I wasn't intending to manipulate. I was honestly guiding based on what I felt the market / activity would ultimately dictate the house selling for. Sincerely, Evan
