Unfortunately this review is written by the same person again for another property, by Majid Saneinejad AKA Posh Builder, 10598 Creston Dr, LLC who has been harassing me for a year via phone calls, disrespectful and accusatory emails filled with lies and accusations, and now false reviews because I did not want to work with him any longer due to his obsessive and abusive behavior and his paranoid state of mind. His bullying and abusive behaviour has been escalating to a new high and I am concerned about his state of mind at this point. Intero real estate has formally warned him to stop his abuse, but I am not sure if he is even capable of a rational behaviour. Facts: This property 10598 Creston Dr, Los Altos was not an investment for him as he claims, but a house he wanted to live in long term so his son could go to Cupertino schools in mid and high school years, and was close to his wife’s business. He was and still IS very happy about that purchase. We bought it below the COMPs. It was listed for 2.1M in 2018, but I was able to negotiate it down to 1.9M. Our initial offer was at 1.8M and we got countered. Furthermore, after Saneinejad posted this untruthful review, I verified with the listing agent David Keller who wholeheartedly denied what Saneinejad claims and said that conversation NEVER happened. Please feel free to contact him and verify. It is easy to look him up. He was the listing agent for 10598 Creston DR, Los Altos. And finally one should ask Mr Saneinejad this question: If I was a bad realtor as he tries to portray me now on the internet, why did he continue hiring me as his trusted realtor year after year from 2015 until Sept 2023 when I informed him that I wanted to part ways? Please read his very positive 5 star reviews previously written about me in 2015 and 2021 which are not consistent with ALL these negatives reviews he is suddenly manufacturing: "I have been working with Jaleh since 2015, and she's bought or sold multiple homes for me. I can say with absolute certainty that she's the best broker for both buying and selling. She's the best negotiator in complex deals where there's several moving parts (i.e. getting loan approval, setting contingencies, price negotiations, etc). During all the years of working with her, she has been always very professional and trustworthy. If you work with Jaleh once, you'll never work with another agent again. I am extremely disappointed to see Mr. Saneinejad’s (Posh Builder, 10598 Creston Dr, LLC) review, which drastically mischaracterizes a very successful transaction. ALL of the statements he has made about me and Intero are untrue, efutable and unfortunately about his personal vindictive campaign to try to defame me. Mr. Saneinejad was abusive due to his paranoia and that is the reason I didn't want to work with him. At first he was harassing me by phone calls and emails, and now he is starting his harassments on the internet unfortunately. I refused to work with him on any future project due to his escalating paranoidal mind and abusive treatment of people who worked with him, such as stagers, buyers, buyer agents, myself, neighbors, City of Saratoga workers, his own workers, PG&E workers... and more. I did not want to be associated with him any longer. This review and many more that he is writing all over the internet are an example of his business conduct. Facts: 1. The buyer had a great agent and his agent's name was Joe Piazza at Coldwell Banker 2. I never met the buyer nor knew his name till exactly two days prior to receiving an offer from Joe Piazza when I showed Joe and his buyer the house 3. Intero or Larry Klapaw my manager NEVER threatened to sue him and instead always tried to help him and reason with him. After the escrow was closed for months, he harassed me with threatening phone calls and emails. At that point I informed him that I will take legal action if he doesn't stop. Then he started a campaign of false reviews all over the internet. 4. My commission was reduced by 0.5% NOT increased after I listed his house (witnessed by the addendum to the listing contract. Please call Intero to verify). 6. He did not want me to hold open houses. He was very paranoid about the neighbors whom he had been in bad terms with coming to the house and destroy his house so he did not want me to hold open houses (I have his texts to me ). 7. Even when inspectors would find issues with his work, he would verbally attack me for allowing them to inspect certain part of the house (emails and texts prove that). 8. The price of 11,888,000 was what he asked me to put as list price and not what I suggested to list the house for. My advice was to list the house under 10M as the COMPs supported. I listed 14920 Sobey Rd, Saratoga on 6/19/2023 at $11,888,000, which was much higher than the comps I ran and the construction lender’s appraisal supported. I had repeatedly recommended we list the price below $10 million, but was overruled by my client. We made the decision to reduce the asking price twice after receiving feedback from buyers’ agents that the Property was severely overpriced as listed. Nonetheless, the Property sold at $9,025,000 on 8/21/2023. This was an excellent result, especially given the fact that the house was still under construction when we put it on the market. The commissions in this transaction were negotiated and agreed upon with my client who later asked to reduce and I accepted just so we could sell the house. I never put conditions on hosting open houses-I would not do that. My client initially refused to allow open houses citing privacy concerns and only relented when the property had been on the market for 3 weeks without an offer. I met with any interested parties by appointment and showed them the property personally. When my client decided to allow open houses, I hosted open houses every weekend with hired security in order to appease my client’s concerns. I treated my client with the utmost honesty and professionalism throughout the transaction but due to his escalating abusive treatment of me, the stagers, realtors, and other professionals I did not want to continue to work with him beyond the sale of the house on future projects. That only got him more obsessed to start a barrage of harassments first by phone calls and emails and then these untruthful reviews. I marketed his Property as best as possible given the restrictions he placed on open houses initially and his decision to list the property much higher than I recommended. Notably, I had worked with this same client who is an experienced seller that I have represented in over 20 transactions since 2015; and has given me 5 star reviews, has referred me to sell his sister's house, and other people. This is an example of reviews he has written for me in the past: I have been working with Jaleh since 2015, and she's bought or sold multiple homes for me. I can say with absolute certainty that she's the best broker for both buying and selling. She's the best negotiator in complex deals where there's several moving parts (i.e. getting loan approval, setting contingencies, price negotiations, etc).
