    Hello, yes, I do remember you calling in when the listing was active. As I had stated, that landlord was very firm on the minimum credit score requirement, being completely fair and abiding by Fair Housing expectations. The rental history you offered to provide was already part of the minimum requirements. That is why I am big on disclosing those terms in my listings. As you may have guessed, the landlord had listed the unit at a price under the comparable market rate to help ensure they received excellent candidates, thereby mitigating risk. Many people did apply, some who did not meet the minimum requirements.

    Thank you for your candid review. As you both know, I represented the landlord on this listing, and my client, the landlord, makes all of the decisions. As explained to you, your application package did not meet the minimum requirements, which I provided you information on obtaining your credit reports to see for yourselves. The landlord has since chosen another applicant who did meet his requirements, and the unit has been rented. Yes, the listing was available for longer than others, as the landlord has high expectations, which was explained to you both at the showing.

    Thank you for acknowledging I insisted the landlord immediately honor the price he posted on his new "For Rent" sign by having him sign the required Price Change form. My extensively detailed public listing was updated shortly thereafter. This listing, MLS# 102815597, does indeed reflect the owner required a minimum 650+ credit score, among other requirements, which is also written on the original listing agreement. My landlord clients make 100% of the application considerations, not me, and I relay their responses to potential tenants. Also, many people are unaware I do not earn any money until a lease is fully executed, and commissions earned are net (split with their brokerage), so even if there is such an assumption, the difference of $100 is of absolutely no concern. What *is* a primary concern is ensuring the public is given the same pricing information and treated fairly.
