Rather than mislead someone to the fair market value of their property, which is a direct violation of the REALTOR Code Of Ethics, if we can't come to an agreement on a listing price, we like to recommend an outside appraisal. And I even offered to pay for one. Unfortunately, if that doesn't work, there's not much we can do but there's nothing preventing the seller from listing with another agent as this was just an interview.
