Bradley, I am sorry you didn't think I was as communicative as I should have been, but communication is a two-way street, and I'm not the one who dropped the ball in this arena. You called me on 11/9 and asked me to send you some comparable sales and a closing cost estimate. I sent what you requested early morning 11/10. I hadn't heard from you so on 11/13 I texted to check-in and you stated you did not receive my email so I forwarded it to you that evening. You responded on 11/14, to which I again promptly got back to you also on 11/14. After that, you ceased communication. I pride myself on not being an overly pushy realtor, so when you didn't respond to my email I assumed you weren't interested in my services or weren't interested in discussing directly, but rather via your wife and/or attorneys. Your wife then called in early December telling me that the lawyers had given her the go-ahead for me to proceed with listing the home at the recommended list price. I went to work writing up the listing and putting together the paperwork (where you were listed as the first homeowner) which I emailed out for signatures on 12/7. I wrote in my email to "call, text, or email with any questions" but you did not. You were, again, radio silent. On 12/10 after no action was taken by yourself your wife asked me to send the list documents to the lawyers to have them signed by you. That is the "corrected" document you received from me. No contract terms were changed or amended, your lack of response necessitated a change in the electronic signatures. I am sorry you felt I should have put some effort into designating who between you and your wife should be the one to pay for repairs/upgrades, but that is not a Realtor's job. That is something that is decided between homeowners or in your case, between lawyers, since you are currently in litigation with your wife. Furthermore, you exclaimed in your email to me on 11/14 that "the house will be as-is!", meaning that repairs/upgrades are not desired and do not even need to be discussed. I am sorry you were not happy with the list price I recommended, but due to the current state of your home, and the "as-is" condition you requested, it was the most reasonable number I believed the market could justify. I work very hard for my clients to generate as much income as possible from the sale of their homes and do not undervalue their properties. In fact on average in 2020 the homes I listed for sale sold for $42,725 higher than the city assessment. I also am sorry you were bothered by the fact that I followed your wife's wishes and placed a lockbox on the home, but I did in fact receive consent to place the lockbox on the door from a homeowner. I truly value accurate feedback and criticism, it is how I grow and learn, but the only thing I learned from this fallacy of a "review" is that I should vet future potential clients by previewing their Yelp accounts since the only other Yelp review you've ever written was against another local reputable Realtor who was also just trying to sell your home.
