    This is a prime example of a client who would not take advice from his broker regarding the comps of relative property values in his/her marketing area to establish a competitive price. He insisted that he make a fixed margin of profit based upon his purchase price in 2009 which was an impossible task. Therefore he priced himself out of the market and stubbornly refused to reduce his sales price. He also dragged his feet on improvements to enhance the interior and exterior cosmetics and refused reasonable offers. He ultimately decided to take my advice on price reduction and cosmetic enhancements. However, not with my firm. I regret that we could not come to terms which would allow him to sell his house in a timely manner. Please take this review as a practical example of what could happen to you if you don't take your broker's advice for setting your sales price to the approximate market value of your house.
