While I am pleased that your property ultimately sold at full asking price, I understand that certain aspects of my approach may have left you feeling unheard and unsupported during what should have been a smooth and celebratory milestone. As your agent, my primary role is to expose the property to the best of my ability. Ultimately, the market dictates the price. My strategy relies on data from comparable sales to set expectations and guide decisions, and I regret that this process may not have aligned with your expectations. It’s important to address your concerns regarding pricing. Below is a breakdown of the sales history for properties with the same floor plan as yours over the past four years: Residence #2506: Sold 12/20/2020 - $1,799,000 (Difference: -$1,751,000) Residence #2606: Sold 02/05/2021 - $1,900,000 (Difference: -$1,650,000) Residence #2306: Sold 02/12/2021 - $1,750,000 (Difference: -$1,800,000) Residence #2406: Sold 10/29/2021 - $2,700,000 (Difference: -$850,000) Residence #3006 (Subject Condo): Sold 01/06/2022 - $3,550,000 Residence #3006 (Subject Condo): Resold 09/23/2022 - $2,700,000 These figures reflect the volatility of the market during the COVID pandemic. Your sale, at $3,550,000, was significantly higher—by $850,000 to $1,800,000—than any other identical unit. This is a clear indication of the market conditions at the time and demonstrates how we achieved exceptional results in a challenging environment. Further, the buyer resold the property after living in it for one week. Despite being on the market for nearly six months, the unit ultimately sold for $850,000 less than its purchase price, highlighting the subsequent market decline. I regret any frustration or discomfort caused during this process. I understand how critical clear communication and unwavering advocacy are for my clients. If at any point my actions or priorities seemed unclear, I take full responsibility and am committed to ensuring these situations are avoided in the future. Regarding the closing timeline, the buyer initially requested a closing date just seven days after the offer was accepted. Recognizing the need for additional time, we extended the closing to a 22-day escrow period. On the morning of the scheduled closing, I was informed the buyer would be unavailable due to personal circumstances involving his elderly mother. Your concerns regarding the closing process, my role in resolving errors, and the handling of the buyer’s belongings are concerning to me as well. Upholding ethical standards is a cornerstone of my practice, and this feedback will help me continue to improve. Over the past 17 years selling real estate in Minneapolis, New York City, and now Austin, this has been the only transaction where dissatisfaction has been expressed.
